I ll come back here in about 8 months but I think it will take a year for reality to hit home

Hybrasil previously you were valuing WJG as a Reit or a property owning company - now you apparently have a mate on the inside who is sharing insider price sensitive info with you illegally ?

Do i believe you ? No.

Though its still possible forward sales are slipping but ill wait for the company ro confirm.

I suspect the bollinger Cork will stay in the bottle for about 12 months but as I have said before will pop!
Heard again today from someone in the business that forward sales have slowed massively.

A nice and steady close, chart starting to look quite interesting,
would be good to continue the grind to 110p.

Lets hope the sale of the two buildings are moving in the right direction.

Well based on the chart only, it was a good close at 101.4p above the
past recent high of 101p. Now a good move through a a grind higher would
be good, bought a few ( only small ) more.

But if they do what will the share price be. It will be rated as a housebuilder.

The model is doomed.

Though you will note the market does not agree. The share price keeps going up!

I’m back

Have a look at the admission document. There was a plane on the balance sheet. One would wonder why. I think it was valued at £3m.

I go back to my argument that this is a speculative builder reliant on a very small number of transactions per annum. There is a very limited pool of buyers for this model.

Interest rates are going to change the ball park. The good news if you are a holder that’s it’s not too imminent. I think though by this time next year the news won’t be great.

Why otherwise would the founders (is mark 5th generation) get out. I ll tell you why - because an investment here carries a shed load of risk

Well we have had what I thought, now the consolidation before moving strongly
through 100p and much higher hopefully. Results in Jan so the in the know
will be getting into position.

BBC Report today: Durham University students have queued on the street overnight to secure a home for next year, amid claims of a lack of accommodation and rising rents.

Hundreds lined up outside estate agents in the city after lists were released.

Durham Students' Union described the housing market in the city as "broken" and claimed increasing student numbers were "putting students' welfare, and education, at risk".

First year undergraduates in the city have guaranteed university-managed accommodation but have to find their own housing after that.

Lettings agents in the city release available properties for the next academic year in a process known as "the drop".
