At current MCap, it would be included in the FTSE250. Would have to read the rules to see whether it is eligible at the next review or whether it has to wait a quarter.

I did well out of the shed sector in 'SHED' in particular so wish it no ill at all. I think the stock market has been very quick to react - whether or not it over reacts remains to be seen.

Thanks, always good to hear these views. There was a good piece in the IC a couple of months ago which was pretty bearish on the sector for a number of reasons (high rents, over development, Amazon cutting back on space - to name just a few)

Nope he is at the sharp end running smart money with about £1 billion under management.

I suspect the fund manager is talking about falls in share prices of industrial focused REITs (SGRO, BBOX, WHR all down sharply). However, I don't see much evidence that underlying property prices (used to calculate the NAV) have fallen. CBRE surveys suggest industrial is still the fastest growing part of the property market.

speaking to a specialist fund manager in the shed space the market has fallen 20% in short order...so this is probably trading at nav.

Quite a drop here. There was a bearish article in the IC recently about the warehouse sector being in a bubble, and also weak results recently from Amazon and other online retailers. The other warehouse funds seem to have held up OK though.
