Yep,a strong set of results, good profits growth and nice hike in dividend and most importantly a very positive forward looking statement of future growth in NAV and earnings.

The projected adj NAV for 31st Dec 2013 is 375 - 380p.

Hi Maddox, thanks for that, like you I think tomorrow will be the trigger for a rerating - hopefully. I see a broker note has come from Morgan Stanley with a new recommendation of 490p / share, increased from 400p previously. Lets hope that tomorrows results concur or exceed that estimate. (also holding).

Hi megordan,

You'll have to share the figures and their source that your looking at if you want to have a second opinion. There certainly has in the past been a 50% gap between adj NAV/share and the share price. But this gap has closed, the last reported adj NAV was 350p/share as at 31 Dec 2012.

Clearly the NAV should have increased from last December for a number of reasons:

aa) More progress will have been made with their property developments;

bb) Rental yields will have improved;

cc) Property as an asset class is being more highly valued.

We'll not have to wait too long to see whether I'm correct on this on as we have half-year results a week Thursday on the 29th Aug.

On top of this Unite have also been looking to reduce both operational costs and costs of financing - so I'll also be looking to see what further progress has been made here.

What should'nt be of too much concern is demand. UK student numbers are robust and despite the best efforts of the Home Secretary, Theresa May, to discourage foreign students I believe they continue to be strong.

With a dominant position in a robust and fragmented market, a sound strategy and excellent management team - I'm optimistic about these forthcoming results.

Is it just me or is the Mcap around half of the NAV of the property owned?
Should be a quick 25% or more correction with the next update at the end of the month, IMHO.

Hi chaps,

Well I took advantage of the drop to top-up - which frankly I couldn't rationalise. More capital to take advantage of opportunities outside of London seems like a recipe for faster NAV growth; without adding more debt. Made sense to me - but what do I know.

Hi rochdae,

At last we see whom has been helping drive the share price forward. Blackrock Inc have declared a 5.01% holding. Blackrock are a massive blue chip fund manager and a good name to have on the share register.

Hi rochdae,

Well the volume isn't anything special. I'd love to know where the buying is coming from? If it's insitutions then they will want to acquire a reasonably sized holding otherwise the time and effort is not worthwhile. So with the stock turnover as it is - this may go on steadily for some time and sustain the shareprice at these higher levels.

Hi Guys,

Yep, everything moving in the right direction. One of the advantages with Unite is the transparency - despite their growing size they are a small supplier in a big market with strong demand. The project pipeline is developing nicely, property valuations are robust, and funding is available and possibly at cheaper rates.

arja, the dividend yield has always been low as Unite retained their cash to recycle into new developments. They were then halted as the bank finance dried up over the crash period. The focus was originally on growing Net Asset Value but as the business matures and scales up dividend payments will increase.

nice looking chart but why does this company trade on such a low p/e and have pay such a small dividend ? Any comment welcome as I have just looked at this stock for first time attracted by the chart .

This is getting very interesting - its been a consistent march upwards from 200p and this rise on from 325p is getting steeper. There must be some strong institutional demand behind this - and they are not yet satisfied.

Another strong day for Unite pushed up 8.9p with a large order towards the close, finishing at 346.75. I'm looking for an RNS to reveal who's buying.
