The most important thing in this pandemic is to observe the rules of lockdown. At a guess, 80% of the adult inhabitants of the UK did so pretty punctiliously. This served the country well, I believe.

Not, however, our voluble hero SpectoAcc. He was boasting, on ADVFN of all places, that he refused requests to keep social distancing in his local Leeds Morrisons, called the staff person who asked him a "Stasi" and elbowed his way to the front of the queue.

He is very lucky that the majority of the population avoided this disgusting, unintelligent behaviour

yes some funds will be forced sellers regardless of price or value

because of fund redemptions


so the price gets tossed around like a rag doll until the dust settles

and then things can get back to normal


or someone comes along and snaps up the whole company for a stupid cheap bargain price


either way i'm not selling unless forced to

current price bears no relation whatsoever to the value on offer

M and g might be forced to sell if there are people invested in there property investment wanting cash back, so might not mean they want to sell. Bit like when Woodford had to sell stakes to pay off investors who wanted out. Hopefully be good value to be had here eventually

Wonder if M&G sales based on their own fund flows. Either way, agreed, they could well be the overhang. Date ties in with the c.1m sold at c.84p on Weds.

M&G reduce from 6.21% to 4.29%. They now hold 5.39 million. They disclosed a stake at the back end of October 2019 when the stock was trading at around 150p. Perhaps they've had enough.

Still, gives an insight into the situation, but clearly doesn't bode well for the stock leaping higher in the near term if they're wanting to lob the lot. Let's see if there are more large exchanges.

Long RLE already, slightly lower ;) Is worth a read of the thread on it, not a great co IMO but def one of the few yet to have a big dcb. Not looked at HWG.

Agree re UAI seller - seems plenty of upside if/when he finally clears & can't see a lot of downside (famous last words).

(Downticks - I'm trailed all round ADVFN by a certain multi-handled cretin who lost a lot of money on WPCT/Woodford, and didn't heed mine & others many warnings about Neil Woodford).

Suspect you're right about the sell. Normally a clumsy seller who keeps coming back on the offer like that though. They got cleared during the day and in the auction, then an order has been put on the offer today first thing. Clearly needs more large exchanges.

Market mechanics aside, I have been looking for lagging stocks and put UAI, HWG and RLE on the watchlist. Bought into HWG yesterday as there has been enormous interest there. This one clearly saw alot of interest, but no follow through yet. RLE saw abit of interest yesterday, but still a seller in size at around 34p.

I'm watching RLE for an entry as they were confident enough to pay the dividend (take that as a massive sign of confidence) even though the outlook tone was cautious.

I wonder how a sector expert would rank these stocks. The discount in UAI suggests this carries the highest risk, though it might be the lack of liquidity (for the seller in size) that is causing an exaggerated discount.

Just bought back in here again after a year out. Any of the more knowledgeable posters got any views on the massive discount to nav? Interesting that some of the bigger reits are now starting to attract large stake building in them so they must see some value. The guys running this are still buying shares most at a lot higher price and they own a large holding here between them

Hmm. T/s said that even if a couple of big deals that may or may not slip into this year came off, they still wouldn't hit the lower end of the sales target (£35m). But on a NAV basis, and assuming one wasted year, and debt not too much of an issue, and FTSE continues to rally - then I agree :)

Edit - quite a bad p/w to blame Brexit/decision-making, this is all pre-Corvid really:

"Brexit, the related slowdown in decision-making and the only recently resolved political uncertainty in the UK have continued to impact upon timing of some of our projects. In particular this has led to delays in securing planning consents following the election purdah and a further slowdown in transaction timetables. This has recently been dramatically exacerbated by the impact of Covid-19 on the decision-making process, business sentiment and economic activity. The rapidly accelerating impact of the Covid-19 crisis on transactional activity and Central and Local Government policy means that there is currently no reliable way to predict, with certainty, the timing or value of transactions. However, it is now unlikely that sufficient of the projects set out in our guidance at our interim results on 20 November 2019 will contract by 31 March 2020 to enable us to meet the lower end - £35 million - of our gains target for the year. In the normal course of events, we would expect some of the deferred projects to be realised in FY2021 and will provide further detail of these in our full year results.
Based on the projects on which we have certainty, the aggregate amount of our development and trading gains number is currently materially below that £35 million target for the full year. That said, we remain in advanced legal negotiations on several projects within our flexible and substantial development portfolio, including Harwell. If successfully concluded, these could have a material impact on our reported end of year total gains, albeit we expect that amount would still be below the £35 million lower end target. "
