Bought small amount soon as the market opened.

A few traders in early have already bailed out for break even maybe a tiny profit. You can match up the trades quite easily.

Not a bad deal considering the market cap. If you catch these stocks right you can make a nice return. See Ashley House ticker ASH

The Company currently has two sites under construction and building work is now fully complete on the following three other sites: Edenbridge, Kent (three terraced houses); Hildenborough, Kent (two substantial detached houses); and Burnside, Royal Tunbridge Wells, Kent (six apartments).

The Company has completed the sale of one of the three houses at Edenbridge and interest is being shown in the other two houses.

At the Hildenborough development, both of the detached houses have been completed and one has been sold subject to contract at a price of GBP900,000.

The Tunbridge Wells apartments are on the market with Savills. The penthouse apartment has been sold for GBP580,000.

On the two sites that are currently under construction, building work is nearing completion on the executive detached house at Speldhurst, Royal Tunbridge Wells, Kent, and which is anticipated to be put on the market in April 2018, and the build on the six townhouses in Sheerness, Kent is scheduled for completion in May 2018.

I no longer hold, having exited at a modest loss a couple of years ago. But increasingly I'm puzzled why this builder ever listed - there are others in the south east with appreciably bigger scale that happily remain private enterprises.

Investors have been badly let down by managements poor execution and inability to read or perform in the housing market. Against TRAFs feeble attempts, Housebuilders elsewhere in the SE have seen profits and activity surge over the last five years.

TRAF have not progressed. They have gone backwards if you compare current balance sheet with the original listing position.

We already know the accounts will state zero revenue. I fully expect TRAF to flag zero revenue in the next period.

If these guys where running TRAF as undertakers in a plague they would manage to find a way to lose money!

It's hard to argue with you that things could have gone better and that sales progress has been slow. Also that traf may be better back private as the shares never trade. I made lots of money on this when it spiked to 8 pence just after listing and since then it has been a dawg. Never going to lose money on this myself. Still hopeful the company can sell all this property and get the planning permission it needs.

"Recovery story" recovering from what exactly? Managements continual poor decision making? Avoidable problems at Oakhurst? An inability to properly complete and sell current inventory in a timely fashion? The list goes on..

All the problems this company has unfortunately suffered are down to how it is managed. Has the BoD addressed any of the problems by making changes. No, same family members still hold the same positions and continue to run the company into the ground!

The forthcoming results will show zero revenue (already flagged) and a continued detoriation of the balance sheet. Project completions appear delayed further increasing the debt burden to ever more unmanageable levels - the % now looks dire and I wonder if the company is breaching its bank covenants? May explain why current projects are delayed?

I fully expect the next announcement to be delisting and going private.

Barnet I am with you, this is a great recovery story They have got their act together and the sales will come thru, may have to throw in some incentives (legal fees paid , Show flat to be sold as seen with all fittings and furniture for example ...) but properties always get sold in the end And yes massive profits in the pipeline And an option is fine - that's the way developers de-risk sites without planning - complete negligence on the the part of the board of a listed public co to buy without knowing the full risks Better to make, 75% of something then 100% of nothing and be straddled with a dud site paid thru borrowingsBut website is site - it's meant to be the showpiece , the window to the world , particularly when your selling luxury homes, a lifestyle choice C Johnson needs to through a few thousand at it and sort it out

Bit harsh I thought! This is a 2 million pound company not a billion pound major builder! There are lots of Aim stocks with no real assets with a mkt cap higher than this! They cant spend much on websites and I think this is more for investors info. Lots of photos etc. The 18 houses up for sale / near completion are worth nearly 7.0 million. Cash. Then there is this huge site worth two million plus with planning permission.

Bad news? I don't see any....apart from a slowing house market maybe and the rating is so low anyway. Someone would buy this at double this price if it was for sale.

Don't want much from a tiddler guys!

Looking at rightmove appears only one flat at Burnside Court is under offer with everything else still on the market. TRAFs website isn't much help, webmaster should be sacked - usually, house builders websites are screaming out info and sales as loud as they can to stir demand.

Maybe bad news is on the way, would explain those 100K sales showing up after a couple of buys nudge the share price up - looks like someone knows something and selling on the quiet?
