I was at the 2014 AGM and Edward Ziff could not have been more welcoming. He even brought my cup of tea over after the formal meeting. I think these sort of family companies are under the radar of most other investors but people like us are happy to be part of the family.

This is a family controlled firm with 53% in the hands of directors (Telegraph 2015) inferring duplication of some holdings shown as non beneficial. (Trusts?) Seems that institutional holdings, what there is, is generally smaller holdings.
This appears to be a REIT concentrating on basic dividend, which have been modestly increasing.

Chairman - I don't think I've ever looked at tis aspect! (Mea culpa.) It can't be described as other than a "family firm", of course - another reason for the discount.

I do remember that Edward Ziff couldn't be bothered takling to me at the AGM I attended a few years ago (though he was very effusive to some others). Other directors were very welcoming and communicative though.

the opacity of the Ziff family makes this more like a
family firm - the only purpose for the listing is so
as to give an opportunity for managers to get share options
and the resultant drag on the equity as they get issued as
new discounted shares and then sold seems entrenched.

Half year report:



Nothing to get excited about, nor concerned about.
Dividend and EPRA eps up a bit, NAV down a bit (Merrion Centre owing to 'a yield shift' ... would have liked more detail on that). LTV still at 50% probably explains the persistent discount to 355p NAV, though more than half of this is the 2031 debenture.

Share price stuck for the past four months. I'm happy to hold for the hoped-for benefits of shift to 'the North'.

Sold at a loss. Still good value but dead x div unless we see some upward movement.
Spread would put off NT and stock is difficult to trade above a very small quantity.

Mortimer - most of the trades on Friday (a big drop) were AT on the SETS order book; the spread was relatively tight. Today the order book may have been emptied, leaving just a couple of MMs to set quotes. They'll naturally set a wide spread.

Unusually large spread this morning: 5.25%. 265p/280p.
Obviously in place initially to counter any US election result volatility, but odd to me that it is still the same now the general markets seem to have under reacted.

Saw on their web page they have sold a property in Edinburgh for £2m. This is more than the book value in the accounts.

AGM is 23 Nov. Normally they don't put out a statement other than the votes.
