Today's RNS refers to an article in the Sunday Times that Barratts was on the point of collapse.

It also makes clear that this is pretty irrelevant to TCSC and that the Apperley Bridge site should get planning permission for residential.

It's a decent area, lots of new housing (mid/high range) and near to Leeds. Horsforth station is a good mile away.

What does jar a bit is that the deal may have been done with just this scenario in mind.

AGM is 19 Nov:



It doesn't give a time (I don't think the Notice of AGM has been sent out yet), but it was - I think - 10:30am last year, at Merrion House. I won't go this year.

I agree about Merrion Centre developments - lots of potential. New sites such as Trinity should lift the whole of central Leeds.

Car parks are a big cash generator, but of course income is outside the REIT remit, so not all of their dividend is a PID.

Final results - much the same outcome as expected, and unchanged on last year.

Leeds is a good spot, and not just for the majors.
With triple NAV of 285p (debenture marked to par, not to market) the discount looks unduly wide. Debt isn't an issue, as the debenture is dated 2031 and the facility is little more than half drawn down.

Subscription only, conclusion is:

Ahead of a trading update in mid-May, I remain a buyer of Town Centre's shares on a bid-offer spread of 195p to 200p. I still believe that a run up in the share price to around 230p is possible, to provide us with 15 per cent upside.

The earlier date is a late payment of the final div for tax reasons. Either because of rule changes regarding REITs or the lowering of top-rate tax for individuals, both of which take effect on 5 April.

can somebody explain the div situation here.as i understand it the shares are going xd on the 6th march in respect of the final div of 7.34 and payable on 8th april.they are also going xd on29th may in respect of the recently announced int div of3.1p and payable on 28th june.is this correct?
