If you want commercial other property exposure with strong recent director buying have a look at TLD imo. Low PE, excellent growth, well run, recent bid target, large recent director buyin, chart going vertical.

Bought back in today - sold the end of last year before the bid talks failed at about 98p if I recall.

Looking interesting again in that the chart has definitely changed over the past few months and the director buying suggests something going on.

I'm wondering if that bidder is about to return in the not too distant future and Seddon has got a hint of it.

Teesland settled at an all-time high as board-level buying stirred interest in the property group before its expected promotion to the FTSE all-share index next month.
December's review of the broad-based index tends to have a pronounced effect on share prices, given that it is the FTSE all-share, rather than the FTSE 100, that most tracker funds follow. Aside from meeting a valuation requirement, at present about £90 million, entrants to the FTSE small cap index - and, by extension, the FTSE all-share - must satisfy a liquidity test, whereby 0.5 per cent of their shares must have changed hands in at least ten of the twelve preceding months.



That rule should mean promotion for Teesland, up 2p to 109p, where David Seddon, a non-executive, declared the purchase of 47,000 shares at 106½p, his second buy in three days. Analysts suggest that Teesland, together with Rutland Trust, steady at 63¾p, could feel the greatest impact of inclusion, given that they have not previously qualified for any FTSE index. Other hopefuls include Abacus Group, off ½p at 191¾p, Vislink, unchanged at 100¼p, Chime Communications, pegged at 48½p, Manganese Bronze, 2p better at 499½p, Lavendon Group, steady at 268p, Creston, held at 202½p, and 4Imprint Group, 1p higher at 416p.

Ricksen - no I'm not, but I'm a big fan though. I bought his book 6 months ago and I'm up nearly £15k following his advice. However, TLD really woken up since his website highlighted it. Nice move up this morning on the open.

Just read on RB's website that he's in -

Back to work today with a buy of Teesland (TLD) where I bought 4,5000 shares at 108.8p. Target 130, stop 98. This looks like another nice real estate company to add to my other booming real estate holdings.

Theres been some nice volume since his site went live too, so it could be interesting times ahead.

Personally, I'm now trying to decide whether to go as a full time psychic, or to stop reading his book for a while.

This is looking very bullish indeed. I've been in since 103 and there's been 2 director buys since. I wouldn't be at all suprised if this didn't tempt in someone like Robbie Burns shortly, as this is the kind of share he looks for. It ticks all my boxes and it would be nice to see some serious volume coming in.

The company now manages £2.6bn-worth of property on behalf of institutional and private investors, up from £1.8bn at the end of 2004. Among last year's launches were a £70m central European industrial property fund, and a £50m student accommodation fund. And the group is now planning a Nordic fund, taking advantage of the strong economic growth in that region. Teesland is also says it's interested in the German commercial property market, which many pundits say is due for recovery after years in the doldrums.

House broker KBC Peel Hunt forecasts adjusted full-year EPS of 6.2p for this year, rising to 7.1p in 2006-07.

If there was any lingering takeover hopes then director Sims selling 3.5m at 91p must have dashed those. What's holding the share price up? I've no position.

Damn! Wasting time on the Property Income Trust when I should have realised that this major initiative would never have been launched just before a takeover. Anyway, the fall seems overdone. Good value at this price.
