TEESLAND ADVANTAGE PROPERTY INCOME TRUST LIMITED (THE "COMPANY")
PORTFOLIO RESTRUCTURING
Teesland Advantage Property Income Trust is pleased to announce a recent
portfolio transaction.
The Company has of 30 June 2005 agreed with Halfords, the Company's largest
tenant, to restructure a number of its leases. The restructuring involves the
payment of a premium to the tenant in exchange for removal of a number of break
options, early agreement of rent reviews due next year and addition of minimum
rental uplifts to a number of leases. The increase in value of the relevant
properties will substantially exceed the premium to be paid.
The net benefit, after also allowing for the increase in value of the relevant
properties over the quarter to the end of June, is estimated to add in excess of
5p to the Net Asset Value per share of the Company.
The lease re-structuring also has the effect of increasing the average lease
length of the portfolio to around 10.43 years as at 30 June 2005.

Trading on a 40% discount to the sector avarage pe..and I feel an acquisition coming soon.A £bn fund under management and the Directors have been persistent buyers.Should go past the peak soon imo

Rather large director buying today and no mention of it on here - everyone gone to sleep on these?

Way off the recent 86p high

CEO buying 500K to double his holding and Oliver upping his stake with 20% more (300K) to 2m

Quite significant buys I'd say, especially as they come 3 days before the year end.

Teesland's price now seems to be rocketing north, but I can find little information on the company and most of their website is kaput.

But someone clearly believes in their future!

Does anyone know more?

Price is on way up and should continue over next few months. Result due out in Sept will be good. Note one director just bought 53,000 shares. Al XXX

Well, its nice to see that so much has happened since Feb. THe price has gone up a bit today but is this a blip as someone showed a bit of interest, or pressed the wrong button.

The group said it intends to seek shareholders consent at the annual general meeting and Court approval to reduce the share premium account and apply the reserve created to eliminate the accumulated deficit on the profit and loss account.

Teesland PLC, which became the new holding company of semple Cochrane PLC and bought Teesland Holding PLC last August, said profit before tax and goodwill amortisation of the required business for the five months since their acquisition was 587,000 stg, in line with expectations at the time of the scheme of arrangement.
Chairman Kevin McCabe said market conditions for property are likely to be volatile during 2003, but Teesland will continue to identify and exploit opportunities to grow existing funds and create new ones.

We have seen the demise of SCC and the move to this stock but no one seems to have anything to talk about. Are we all just sitting here and hoping that the dilution of shares will continue or does someone out there really know what is happening with this share.
