there is also one other excellent piece of news which people dont seem to have picked up - a week or so ago scottish and southern energy (sse) received planning permission to build a c.800MW gas power station at smps baglan bay site - not an expert but this must add significant value to smp given baglan bay is in the books at cost (eg. nil value)

Yes, they have a pipeline of strategic land that is probably second to none. The strategy is very good i.e. rental income of £45m covers their costs and the real business is property development. The former rental income significantly reduces the risks involved.

This co is really going places over the coming few years imo.

From the results:

"Net assets per share up by 9% to 218p (2009: 200p), EPRA up 7% to 234p (2009: 219p) "

3p divi this year compared to nothing last year - prior to last years and no div, these were paying 6.5p, 7.5p, 8.5p and 9.5p divi's in the prior 4 years so they have a good divi history.

I'll be amazed if when these break out they don't go way higher imo.

Goes xd for the 2p final divi on March 9.

The AGM is on March 26 - Chief Exec (among others) bought 42K @ up to 178p ten day ago. FD Chairman and other directors have all been buying over the past 6 weeks.

I'm here talking to myself - but these are firm today on a weak market.

20p in these on a breakout imo and well justifed based on how they are trading under NAV imo.

OUTLINE PLANNING APPROVED FOR SWANSEA UNIVERSITY CAMPUS
St. Modwen Properties PLC (LSE: SMP), the UK's leading regeneration specialist, announces that it has been granted outline planning permission for the Bay Science and Innovation Campus for Swansea University, which is situated at a former BP storage site on the outskirts of Swansea.
As owner and developer of the site, St. Modwen will now work closely with Swansea University, the Welsh Assembly Government, BP and the Princes Foundation for the Built Environment, to develop detailed plans for the project; focussing specifically on the GBP200 million first phase which comprises 300,000 sq ft of academic accommodation, 2,800 student residential units and associated retail space.
Commenting, Bill Oliver, St. Modwen's chief executive officer, said: "The granting of outline planning permission is a significant step forward in the development of the Bay Science and Innovation Campus for Swansea University. The decision is testament to our ability to identify and acquire large scale sites for remediation and redevelopment into what will eventually become real economic and social assets for the local area and which are also able to create value for our shareholders. The share price discount to assets is relatively small, the asset increase last year (9%) is not going to set the world alight and the prospects are for a similar increase this year.

An excellent co. ? Yes I would say so, but with so many other companies set to double, triple or more on recovery, the risk/reward ratio here does not look as attractive as elsewhere

They have loads of deals set up and loads of undervalued land - I dare say the punters sleep but wait till the broker notes and tips start hitting the screens imo.

St. Modwen Properties PLC, the UK's leading regeneration specialist, announces annual results for the year ended 30th November 2010. HIGHLIGHTS:

-- Net assets per share up by 9% to 218p (2009: 200p), EPRA up 7% to 234p (2009: 219p)

-- Profit before tax increased to GBP37.5m (2009: loss of GBP119.4m)
