jaws You are correct about 20th. No update is due then. I normally pick up my forward dates from Investegate. It is not foolproof, but is as reliable as any other source, and more so than many others. In this case, either I have made a mistake, or they have corrected their information since i first read it. As Smp is one of my longest held stocks, I just tend to let it run without too much close attention. i hold the company in very high regard. I was away for a couple of days in the early part of that week, and missed the announcement as a consequence of being exceptionally busy. Sorry if I have caused any confusion. red

- St. Modwen Properties expects its ongoing asset management and added value actions to be reflected positively in the FY valuations, and said that its pretax profit is likely to be substantially ahead. "Against the backdrop of an improving market and strengthening economy, initial indications point to positive market valuation movement for the year compared with 2012," the company said. "None of St. Modwen's existing corporate or joint venture debt facilities required renewal before November 2014 and cashflows including debt performance was good. Outlook for profit before all tax for the year was therefore likely to be substantially ahead of previous management expectations." St. Modwen has also completed significant transactions on two of its major projects since its interim management statement, providing further evidence of the growing confidence in the commercial property market. Separately, St. Modwen said it had signed a new 45-year lease on a 150,000 sq ft flagship M&S store, which would be one of the largest in the UK for the national retailer. The new store will anchor the second phase of the new Longbridge Town Centre for which St. Modwen will shortly submit a revised planning application -

MODWEN JOINT VENTURE SELLS ELEPHANT & CASTLE Shopping centre FOR £80M TO DELANCEY AND APG Key Property Investments ("KPI"), a 50/50 joint venture between St. Modwen (LSE:SMP), the UK's leading regeneration specialist, and Salhia Real Estate Company K.S.C ("Salhia"), today announces that it has completed the sale of the Elephant & Castle Shopping Centre to Delancey and APG for £80m in cash. The sale price reflects a yield of 4.25% and is significantly above the asset's current book value.

Nice. The market is starting to price in the positive residential uplifts that can be expected over the next few years, as well as a useful uptick in sectondary property (which make up a large part of the income portfolio), and prospective development project uplifts like New Covent Garden Market.

Sept Oct last year was flat. Sept has been flat this year too. November was good for the share price in 2012 and then an increase of 50% over the year. Just talking to myself.

Solomon It can trend up and down all day as far as I am concerned. I will still get my dividends that will increase year on year. A well managed company with a good business model. red
