The purchase price represents a 6% EPRA NIY after purchase costs. |

 Sirius Real Estate Limited plc issued a trading update for the six months ended 30 September 2023 this morning. The Group reported continued strong trading in line with expectations with like-for-like rent roll growth compared to the prior year of 7.7%. In Germany, occupancy remains stable and the business continues to achieve rental rate growth ahead of inflation, in the UK the focus remains on driving value from BizSpace. The Group's balance sheet remains robust with cash reserves of €112 million of which €88 million is unrestricted. The Group remains active on acquisitions and disposals, with two UK acquisitions in the period running at a 9.6% net initial yield and a disposal in Germany at a 6.0% NIY. Valuation is decent with forward PE ratio at 11.4x mid-range for the Real Estate Operations sector. Dividend yield at over 6% is also decent for the sector and generous for the market as a whole. Share price also has some positive momentum and is drifting up gradually. The weak macro environment is the main risk here, but SRE is potentially worth owning for the longer run. BUY...
