Picked up some PCA as well today.

PCA is yielding 5% and the estimated discount to NAV next results approx 18%
RLE is yielding 4.5% and estimated discount to NAV say around 15% based on current buy price of 55p

I see RLE was over 70p about a year ago. That would have been a big premium to NAV.

the problems i see here are
1. rns detail is poor for example when a property is sold there is no profit /loss statement yield loss to go with it.
2. last time i looked web site still had properties on it that were sold over a year ago

I think it is generally accepted that the Birmingham and Midlands property markets have been strong in recent years.

I believe this company had a substantial placing in June 2011 at 55p per share and its last NAV per share was only 63p. Quite remarkable!

There has been plenty of stock around for ages. Why they are selling is a mystery, but I have given up worrying why others make investment decisions opposed to mine. In my eyes it represents opportunity, but sometimes patience is needed. Bassi will sell out at some stage, and is not overly enamoured with the City.

I checked back and this outfit raised a significant amount of cash at 60p in 2015. The NAV was only 61.3p at the time which may lend weight to tilton's premise that there is a perception midlands property is undervalued.

The shares have performed pretty poorly overall, the placees haven't done that well, but I picked up some last week. Hopefully worst case you get a decent dividend.

I wonder why there is a seller now.

Indicators suggest RLE has retraced into oversold territory; so one might expect the 53p/55p support range from last Summer to hold:

I see I forgot to post back here re the suspected tip...it was indeed a tip in MoneyWeek which caused a short buying spike, now going quiet again...

Still cheap at 60p. I wouldn't try and value these on discount measures.

The trades surely suggest a tip somewhere, though a bit late after the New Year.

I thought they were still expensive at 55p......they certainly are now at 60p!

Still, happy for a few chums who hold.

no idea why, they have received enquiries on some properties and they have promised a progressive dividend scheme.Birmingham and West Midlands in a sweet spot for rising commercial property values. We will have to wait for the update.

Liberum are the brokers, but useless in my eyes. On current price I expect dividend yield to be close to 5% next year.

As I said, I like the regional portfolio, but was disappointed to see that last NAV stat. Are there any broker f/cs for the Dec 31st figure?

I'm a potential buyer, but waiting to see further drift, as at the moment the price looks to be under short-term pressure.

Think Brum. They have bought stuff on double digit yields, and prime Birmingham is now trading on yields beginning with a 4. A lot of value here, but not showing. Wouldn't surprise me if they haven't had offers for parts of the portfolio. I expect a takeover in the next few years, as Bassi winds down.
