Decent Raven interims today. Values up in Roubles, down in $. Going to list (assume only the Ords) in Moscow and South Africa.... Africa eh? First the drop the Russia, now they list in Africa.... Press reporting of yet another property purchase being considered by the company. However, the estimated value quoted, by a commentator, of 1.7 to 2.1 billion roubles looks very high to me. The company has just exchanged on buying a 58,851sqm Moscow warehouse for 2.45 billion roubles, therefore, 21,000sqm for up to 2.1 billion roubles seems out of kilter. Different areas of Moscow warehouse property have differing values but not that extreme. So either the company will not proceed with this purchase or if transacted, the actual price paid will be a lot less than early press reporting (as has been the case on other transactions that the company has concluded). Seems a particularly high estimated valuation given the vendor is a fund in wind up especially if, as indicated, it is it's last property to be sold, therefore, holding up the final wind up of the fund. Raven Property Group is one of the largest owners of logistics real estate in Russia. Its portfolio is about 1.8 million square meters. m in the Moscow region, St. Petersburg, Rostov-on-Don and Novosibirsk. But in recent years, it is investing in other real estate sectors. In 2017, it acquired the EPI Russia I Ky fund portfolio, which, in addition to the logistic park of Gorigo (87,000 sq. M.), includes two office complexes - Premium (11,000 sq. M.) Interesting to see the announcement late on Friday that J O Hambro have increased their holding by about 4.5m ordinary shares (about £2m). They are, presumably, taking a longer term view on how sanctions will play out including those mandated to occur in 3 months time, from the US. I agree with their view on the effect of sanctions but prefer the safer RAVP for the much better yield and extra security over the ordinaries.

So far, it looks like I was wrong in predicting a wave of selling after RAVP went ex-div. Perhaps some of the most nervous holders have already exited. I still believe RAVP should trade at a much lower yield (higher share price) but circumstances over the last 3 years have not permitted that. Still, I am very happy to take mostly scrip shares at this price level because I believe interest rate rises will top out within 2 years at something under 3% and then start to head lower once again.

There could be a stampede of selling once RAVP goes ex-div. People who invest based upon emotion do not have the fortitude to be investors.

Indeed it is. I see political concerns worry some. I think this is the low in US/Russia relations. Once Putin pops along for tea and burgers at the White House things will perk up - Trump doesn't want to meddle in Russia's back yard so they'll agree to disagree and get on with combating China.

Further property purchase announced. However, this is now against a backdrop of the rouble crashing to the worse level in more than 2 years with more sanctions being lined up in the next 3 months. I would suggest that anyone who is nervous or does not like investing in a volatile share, should sell immediately.
