I would take what the ft has to say about putin with a pinch of salt, they rabidly hate him and will never miss an opportunity to slander him, I think he is building a stable coalition of states who will not to what the US tells them to and can happily continue down this path, sanctions have not been painful they have made Russia stronger and are in effect trade barriers imposed by the other side, in effect what trump is trying but failing to achieve for the us. The main issue at the moment for Raven is currency volatility but they are much batter placed to deal with it now and the more they become ruble denominated the safer a bet it becomes ....

In terms of taking a long term view rather than short termism in investing, this article today from the FT is worth considering. Looks like Putin has reached the stage where neither of the two options he faces is good for him, in the long term. However, I think he will opt for "making friends" with the West because he really has pursued the other option hard over recent years and it has just lead to more and more sanctions with nothing to show for the pain. Making friends with the West also has the advantage of being able to reduce defence spending in Russia which has, in recent years, risen to a big percentage of the federal budget. The 45k trades look like put-throughs, as mentioned by Holts. The trades are not all sells today - the one's at 144p are buys. If an investor panics they are going to follow the trend and only obtain below average returns. RAVP is for income and to receive that income you need to be invested for the long term. That is not to say the share price may not fall further, but what is not in doubt is the security of income. Despite my above comments, if any investor is a nervous type, perhaps they ought to sell and put the money on deposit with a bank.

The 45k trades are for some accounting purpose although the spread is high for such an arrangement and most of the ususal suspect fixed interest items are marked down today .

Interim results were as expected – a large foreign currency loss being the big negative. The big positive was the voids coming down materially. Hopefully, this will be the beginning of a continuing trend in the latter. Certainly, all market commentators are predicting a continuing fall in vacancies albeit at a slow pace. For ordinary shareholders, there are likely to be more currency losses in the second half albeit with slow continuing improvement in Net Operating Income. But for preference holders, these results demonstrate the security of the yield irrespective of sanctions and any sharp movement in the rouble. Personally, I wish they did not declare such large buybacks of the ordinaries (so called “dividendsR21;) with the one declared today being at a price quite close to current NAV. However, I might be bias because I only own RAVP. In summary, RAVP is and remains a solid hold for the secure income – all other issues will take time to resolve. As always, do your own research.

Press reporting of yet another property purchase being considered by the company. However, the estimated value quoted, by a commentator, of 1.7 to 2.1 billion roubles looks very high to me. The company has just exchanged on buying a 58,851sqm Moscow warehouse for 2.45 billion roubles, therefore, 21,000sqm for up to 2.1 billion roubles seems out of kilter. Different areas of Moscow warehouse property have differing values but not that extreme. So either the company will not proceed with this purchase or if transacted, the actual price paid will be a lot less than early press reporting (as has been the case on other transactions that the company has concluded). Seems a particularly high estimated valuation given the vendor is a fund in wind up especially if, as indicated, it is it's last property to be sold, therefore, holding up the final wind up of the fund. Also, current rental rates and capital values are below 2011 levels, so it would be unusual for the capital value to be anywhere near 2011 levels, let alone exceed that figure. ============================================================================= Fund "VTB Capital" and Ashmore sells its only facility in Moscow Office-warehouse complex in the north of the capital can buy Raven Russia - August 27, 2018 Fund VTBC-Ashmore Real Estate Partners put up for sale the only object - office and warehouse complex with a total area of 21 000 square meters. m on the street. Interesting to see the announcement late on Friday that J O Hambro have increased their holding by about 4.5m ordinary shares (about £2m). They are, presumably, taking a longer term view on how sanctions will play out including those mandated to occur in 3 months time, from the US. I agree with their view on the effect of sanctions but prefer the safer RAVP for the much better yield and extra security over the ordinaries.

So far, it looks like I was wrong in predicting a wave of selling after RAVP went ex-div. Perhaps some of the most nervous holders have already exited. I still believe RAVP should trade at a much lower yield (higher share price) but circumstances over the last 3 years have not permitted that. Still, I am very happy to take mostly scrip shares at this price level because I believe interest rate rises will top out within 2 years at something under 3% and then start to head lower once again.
