Bit of long term forecasting with tongue firmly in cheek.
When the second referendum is held and the vote is overwhelming to remain. A lot of the safety stocks with high NAV's will most likely fall. and the stocks that have been undervalued by the uncertainty will motor. I can see a switch from overvalued safety to undervalued risk on.

Normal fare - AEWU/L, ESP, NRR, GABI, IHR. And RGL.

And some others. Other people will have different ideas, but I thing PHP is expensive whereas the others are not. PHP is great quality, but 4.17% yield is very low in comparison and is explained by a NAV premium over 30%. As of Jun 30 2019, it was 105.2p. Safe assets, of course. 99.5% occupancy but as I say, you certainly pay for it.

This one has been a gift horse. Buy on the dip and drink wine for a week or two. Then gradually sell.

But there are now far better risk/rewards. I would not want to get caught holding this in the middle of a trade with the NAV way down below.

It seems as though, like last time, those buying on a sudden placement-inspired dip will be reasonably rewarded. That said, on PHP you’re paying up a little for the high quality.

But miffed that we were excluded from latest financing deal. Only in as much that the drop in share price before the issue gives an opportunity to top up at favourable prices. I suppose a really switched on holder would have noticed that drop down to 130 and realised what was going on.

Further to its announcement on 12th March 2019, Primary Health Properties PLC ("PHP"), one of the UK's leading investors in modern primary healthcare facilities, announces that it has completed the acquisition of The Meath Primary Healthcare Centre, Dublin 8 ("Meath PCC"), a standing let primary care centre in the Republic of Ireland.

Primary Health Properties ICAV, an Irish investment vehicle wholly owned by PHP, has acquired the Meath PCC for a total cost of €10.987 million.

This acquisition is PHP's fifteenth asset in Ireland (including built and committed assets) and increases PHP's total portfolio to 484 properties, with a gross value of over £2.3 billion and a contracted rent roll in excess of £125 million. The gross value of the Irish portfolio is expected to be approximately €200 million when current contracted and onsite developments reach practical completion.

Thanks. Have had a look at those two. Agree better yield but tenants not quite as secure. Will probably get a few in interests of diversification.

I hold IHR and THRL in small sizes at higher yields. Not the same pedigree as PHP, but far lower valuation. I will repurchase PHP if an opportunity arises as its a quality REIT. The best.

Know what you mean. I’m holding as weighted average good bit lower and I hope for reasonable income in long term. In fact might even top up again next time they call for cash, provided the offer is attractive. Good luck.

I sold the lot the past week. Not always at the best price, but it was fine nonetheless. I just do not like the premium here.
