Yeh 4 million buyback is token they can get pound coins for 50p never going to match that return building and developing

Ok perhaps I can buy that cap rates on hotels didn't move as much you'd think as it's a very long term investment . And that development and stabilisation and operational recovery after COVID , and inflation of hotel rates were more than enough to offset lower valuations . But if you really believe your own valuations how do management not buy back more shares here instead of developing more . If the net reinstatement value is 1.1 billion and your market cap is 530m why would you build more hotels , the best value you can get is to just to buyback your own stock

And if the hotels are half replacement value why build anymore hotels ? Surely better value to direct all cash flow to buybacks ?

This company has always been undervalued (I used to own the stock pre-covid and had to sell-out at a loss)... and still is at about 50% of EPRA NAV.
Now there's some stability am thinking of getting back in... but would like to see more return in divdends and/or buybacks to support the NAV undervaluation.

Comments on the presentation:
Opening delays adequately explained imo - especially red tape in Rome.
Nice to see they are hoping for the discount to narrow.
New York shelved - growth seen elsewhere in the porfolio in Rome and Croatia but challenges in London on planning etc.
Overall a well run business and I believe we can look forward to enhanced returns in the future.

All looks good to me, but H2 trading is more important. New opening delays perhaps prompted the initial fall today but relatively minor issue and they will contribute. Div up a bit less than hoped possibly. But if we end up getting 40p ish for the year that's not bad - though a tad less than previously forecast. Still feels very unappreciated given what's going on, new openings, development and quality of operations c. 1350p.
