Interesting, adejuk. I hold phnx, lgen, av.. Good divs, but I guess subject to capital outflows on underlying assets. Not yet minded to sell though.

For good or bad I am now totally out of DLG and have gone into PSN the 9.3% dividend is too much to resist. It is a dividend that is fairly safe. The company has no debt with 1.3b in cash, a strong order book. A risk I am happy to take. Even with the cladding news.

The payment of the regular annual distribution of capital of 125p per share will be paid in early July 2022 and any surplus capital in relation to the financial year ended 31 December 2021 will be paid in late March/early April 2022. I'm always looking for value, and on the whole find that egregiously large dividends combined with other good metrics give a good indication. Psn has highest div in sector at over 9% and scores 6 screens on Stocko, including screen of screens.
It's also my only housebuilder. I have previously owned VTY, which is an excellent company. Also, my feeling is the negative sentiment is possibly overdone here. And I'd rather buy here than 15% higher, where it would still represent value.

i am so tempted to go big in this. the divi is so tempting
my problem is that the charts indicate it could fall to £19
