Thousands of people are reserving homes that are not expected to exchange before the stamp duty holiday expires, Taylor Wimpey said yesterday.

In remarks that further highlight the strength of the property market, the housebuilder said that its sales rate had continued to rise at the end of last year and remained strong this month.

Home sales are taking about six months to complete, so these purchasers are not set to benefit from the stamp duty holiday, which is due to end on March 31 and saves purchasers up to £15,000...blah blah

Persimmon sales slow as end of stamp duty holiday nears

Changes to the government’s Help to Buy scheme will also have an impact


"The company, in common with other housebuilders, had earlier seen a surge in sales on the back of the stamp duty holiday and the release of pent-up demand after restrictions on the housing market were lifted in May.

But a resurgence in coronavirus cases and changes to the government’s Help to Buy scheme, which will impose regional price caps and limit the scheme to first time buyers, have slowed down trade. The end of the stamp duty holiday in March is also likely to have an impact, said the company."

- Govn support ends 31st March, 3 months time. Both Stamp Duty hol and Help to Buy for 2nd homes
end on 31st March. The deadline to complete on time is running out.
- Furlough ends 30th April 2021, 4 months - increased unemployment.
- Ongoing CMA investigation into leasehold scandal


Government rules out stamp duty holiday extension in 2021

"The stamp duty holiday is due to come to an end on 31 March 2021, despite repeated industry calls for an extension and a petition to parliament with more than 28,000 signatories."


Can I still buy before the stamp duty holiday ends?
"Yes, but you’ll need to move fast. The time it takes between agreeing a sale and completing is normally just under 100 days.

Our research shows that only 54% of sales agreed in January will complete in time, with that figure dropping to 17% in February."


What about non-UK residents?
"From April 2021, an additional 2% stamp duty levy will be imposed on non-UK residents who buy property in England and Northern Ireland.

It means that international buyers of second homes could pay up to 17% tax on expensive properties.

The 2% is on top of standard rates and in addition to the 3% surcharge for any investors who own property elsewhere."

New help to buy will kill the builders. Max 410k loans and 1st time buyers only. All the 2nd steppers paying 500k for houses in shires using 100k htb loan will stop. Prices will have to fall 20pc overnight for them to continue selling at same rate. More than 50pc of larger houses sold with this loan to 2nd steppers. Game Over.

Brexit is just one of the challenges facing HBs.

The real test for housing market and specifically HBs is yet to be play out.

Help to Buy for 2nd homes ending 31st March, so just over 3 months left.
Stamp Duty hol ending 31st March, so just over 3 months left.
Furlough ending 31st March.
Overseas/Btl Investors pulling out of housing market.
Ongoing CMA investigation into leasehold scandal.
Brexit.

Help to Buy was a major contributor to the leasehold scandal.

"Alastair Stewart, analyst at Progressive Research, said: “An apparent administrative hiatus on the new version of Help to Buy, alongside the more restricted target market for the government support package - [which comes in] on the same day as the deadline for the stamp duty holiday - suggests short-term challenges for the wider sector.”
