Out today,Good figures.Trading at around 60% discount to NAV.Maybe someday the share price will reflect this....We can dream!!

Free float is approx 25% already.
Liquidity is a problem.
Could do some sort of annual share tender. Shareholders can sell up to 500 shares back to the company every year.

Risk is acceptable. Discount to NTAV & spread is too big.
Put resolution for a large share buyback to shareholders at the next AGM.

Borrowing cost is fixed.
Could sell assets to raise liquidity if required.
A small share buyback program should be started. Spread is uneconomic to trade.

Whilst share buybacks like the recent one are welcome when we are at a near 50% discount to NAV;the reality is that there are few shares in circulation to buy back.74% are owned by mainly Andrew Perloff plus other directors & another near 5% owned by APs brother plus 3% by another company which seems to have links to other companies which AP has interests.I am not sure how many holdings amongst the remaining 18% "free float" are available to buy and/or their holders would be interested in an offer at 250p.Companies are not allowed to influence the price by aggressive share buying under market rules.

£8.7m seems an amazing sale price for what appears to be 1960s industrial units;about location & redevelopment prospects I assume.Interesting to know what the original price paid was & how long ago purchased.Hopefully the cash can be redeployed profitably.At least it is good to see we are not totally reliant on empty department stores,as some assume!!

The bealles aquisition which Simon Peters was overseen by turned out to be a dissaster. Rretail was already strugglign before Perloff bought the company. Perloff also bought at least 2 arcades one of which was in Southport which at the time was yieldijng a good return and they thought they could increase the yield and now its almost empty.

I would say Perloff has lost the plot and not surprised his wife wants him to retire.

It could take years to convert or rent out some of his retail acquisitions and with worldwide property and assets overvalued the company is high risk imo,

Notr sure how old Simon Peters is but I suspect not far behind Perloff they have been together a long time.

Shareholders who invesst here are investing in an illiquid share in strange times and the1 only thing keeping the share price from falling further is the dividend.

There doesnt seem to be any new blood comming in at all so that is a concern, in fact staff have been reduced.

There are far more exciting opportunuties toi invest in losts of shares have doubled in price since the pandemic started.
