i think they just need to fill in the nominee mandate that allows them to get the payment gross if held in an isa pot. there may not be many holders in the pot so they may not know about the gross eligibility and if you tell them to do it they should oblige.

yes, it was Selftrade. When I had the first net div I gave them chapter and verse and was politely told they already knew what to do and would do it. Perhaps you need to rattle their cage a bit as I can't think why you wouldn't be entitled to same unless you live somewhere other than UK?

MCKS (McKay Securities). Received a div less tax on 10 Jan last year and tax refund on 25 Feb. Received net div on 2 Aug last and tax refund on 12/8. Latest div paid recently but no refund showing as yet.

Oh, bear in mind that some REITs declare divis which are NOT PIDs - it's just the PIDs which have the 20% withholding tax.

My experience of Selftrade is that they do reclaim tax automatically on other REITs I hold. Not held NRR long enough in an ISA to know if they do on this one too.

20% withholding tax of PIDs ... your provider needs to register to avoid if in a tax shelter. Selftrade doesn't so I have just this problem .... HL does.
At the very least you lose your 20% in the tax shelter (even if you claim back you won't be able to put it back in), and at worst you may not be able to reclaim ... I'm working on that one!

I think you will find that as NRR is a REIT, tax is deducted from the dividend but can be claimed back in a SIPP or ISA. My broker does this in an ISA without having to be asked but you need to check with yours.

I hold NRR in my SIPP - does anyone know why I'm only receiving 80% of the stated dividend? ie dividend delared as 6p, but only paid as 4.8p.

If divi is 6p I, 10p F and 10p S, then 26p will yield me 12%. Happy Days

I bought in at 2.19 last year so yielding 7.3% on 16p divi. So happy with that and the capital increase is a bonus providing a margin of safety to my capital.

Why unsustainable the rents still coming in for the long term. NAV is below share price. But I guess NAV is levered on property price. I would like to see more leverage.

Apols Alter Ego, I didn't mean it was oversold, far from it, I meant it's not worth the NAV. Appreciate the difference and have amended my post.

Latest accounts I saw (interims), the NAV was 220p, no idea why it's trading above 30% above NAV, particularly with all of the capital expenditure that needs to be spent by NRR retaining tenants or securing long leases.

Good yield yes, but unsustainable IMO.

The IC did have it as a hold on valuation grounds - I guess guernseymoney is misascribing the oversold label or doesn't know what it means.
