konrad - yes, but when the regulated tenancies expire, and the homes are sold ... Like all socialists, he will ignore the history. And in Berlin the local govt are proposing these same controls, but even more draconian.

jonwig, the majority of the properties Mountview own are subject to regulated tenancies. The rents in respect of these are already sub-market. These rents are set by the rent officer who must ignore certain factors which produce these sub market rents.They can be reviewed by the rent officer every two years. If Sadiq Khan studied the history of rent control in the U.K. it would lead him to conclude it reduces the number of people prepared to rent out their properties.

Grainger has made a statement.

It always looked as though the dividend was raised to £4 due to family pressure as the family either haven't been that keen or making a career in the business or DS doesn't want them. I don't expect Dr Williams to become CE as his background doesn't appear to be in the business. So eventually a takeover will happen but it could still be some years away.

gdjs - yes, but I guess the family wants the dividend. Raising the level and reducing the cover was no doubt caused by pressure - after all, opportunities in their field are getting fewer.

What they don't pay in dividend is added to the NAV anyway. We're now at the lowest premium to stated book value in over 5 years - just need a catalyst!

Dividend cover is down to 1.75x and the dividend will not increase until profits do also. Historically dividend cover has been around the 3.0x so there is a way to go before we will see a rise. The family doesn’t care because they get millions every year, so why would they be bothered. Share price will only rise when the property market is healthier.

I remember attending an AGM (2014?) in which John Fulton, the then chairman, said trading revaluation would be an annual event. I think he was a bit stressed by some intensive questioning. Duncan Sinclair, who should have responded, sat in stony silence. JF was out soon afterwards, and annual revaluations were ruled out. (Easy to see why they would cost "millions".)

Talisman are part of the William Peers organisation. Very smart cookies. They are seeing value here. The price will probably stay around the current level until another revaluation of the trading stock. At every AGM I have attended since the last valuation the management are asked when they will initiate another valuation, they respond staying it costs too much!

Looked interesting to start with didn't it and the timing a day ahead of the GM added to that but yet doesn't appear to be of much significance. Whilst presumably Mrs M is Donald's younger sister, she (or her holdings) doesn't seem to be part of the family concert party.

Strange holdings announcement - "BBTJ" has 400,000 shares, 10.259%. "On 18 October 2018, Mrs Murphy transferred 400,000 shares in Mountview Estates plc to BBTJ. BBTJ is a private unlimited company registered in England and Wales in which Mrs Murphy holds 100% of the voting rights. (ALFL Limited is a private limited company registered in England and Wales and is also a controlled undertaking of Mrs Murphy.)" That's Margaret Anne Murphy. So nothing to get excited about!

Jonwig - all seems a bit pointless as the concert party are able to overturn this at a GM but it could signal a greater degree of dissatisfaction amongst some of the other family members. Interesting that the dissenting vote is up by around 100k this year and of course you can see the point as the chairman's salary appears to be going up by £12k annually which equated to 16% last year and 14% this year.

I'm actually encouraged by the statement. It indicates that Mountview recognises that it has a finite life and will eventually be wound-up rather than diversify into areas where it does not have an experience advantage.

Revisiting the RNS of 5 Sept 2013: The Company has been notified that the Concert Party Agreement has been terminated with effect from today and that remaining concert party members consisting of certain Sinclair family members, related Sinclair family trusts and companies under the control of certain Sinclair family members as more particularly set out in the Appendix to this announcement, have agreed the terms of a revised concert party agreement. This revised agreement sets out certain terms of conduct between the concert party members, including the event of an offer being made for the Company. The concert party members are not bound under the terms of the revised agreement to vote together at a general meeting of the Company. This concert party continues to have control of voting rights over 2,085,263 shares representing approximately 53.48 per cent. of the Company's issued share capital. The current (revised) agreement ends in Sept 2019, but can be extended. I don't know what the CGT rules are for a takeover with huge personal implications. Doesn't an all-share offer (by, say, Grainger) defer the charge?
