Essential, are you watching the ten year gilt rate? 4.55% right now.

Mountview share price is looking more interesting.

ydderF, I just cannot help but think one day Pears will buy out the family interests and take it private.

I too have bought in and out over the years. I am currently out, however this share price would be a very acceptable entry level.

I think people have missed the consequence of the rolling two year rent re-registration process and result in respect of regulated tenancies. The outcome is the rents track inflation.

I've held these on and off over the last 40 years and realise I had no good reason to sell each time, but this could only be stated in retrospect. Almost the same argument could be used for the Company disposing of regulated tenancy properties at auction the selling part of the trading activity. I have even bought properties at auction from Mountview (1977-1982) including a property for £17k in London NW6 which I sold a few years later for more than £100k (now worth £2m). Go figure

It's remarkable how so many people don't understand the economics of buying tenanted properties and the value of the assets here (we can only guess intelligently, but much much more than £110 per share, perhaps £200). A kind of semi-open secret and we can all be grateful it has been virtual private company forever, no plundering by private equity or Pears group interests. Can things stay like this - surely not much longer?

Essential, this share was good to me, however I think that what is coming in the autumn or latest early next year will have a profound influence on share prices even of under valued companies like Mountview. I hold now only one stock.

I might be well wrong mind.

Net assets £391m, number of shares 3.9m, so £100/share. But, as Poster poacher says, trading properties are booked at cost. So true NAV is anything from £150 upwards, I guess.

There was a lot of interest in this a few years ago, with speculation about takeover, etc.

Jonwig, Solely from the accounts, does the NAV work out at around £86 a share ? With thanks.

There's more movement in a funeral parlour than in the share price atm.

Konrad, I like BOOT, but there may be a better price available before
the start of the next cycle (barring corporate action in the interim).

I would be very interested in Jonwig or Konrad's view on the announcement of Mountview on November 14th that the concert party has been disbanded. Does that mean the family is further split? What are the implications of the ending of the concert party?

You will have seen the Investors Chronicle long article on Mountview. It is very suprising considering that Mountview is a small company with very few non family shareholders for there to be such a lengthy article. Who provided the information for the article. I noted in the article the comment on the extraordinary level of remuneration of the CEO for such a modest company and who is also very incentivised by his large shareholding.

I appreciate that a valuation of the assets would be of no benefit to the company who buy and hold assets until the property is empty but it would be of benefit to shareholders of what is a PUBLIC company in allowing investors and shareholders to have some idea of the real value of the assets. We also have no idea of the succession policy of the company which considering the age and shareholding of the CEO is of importance.

It is inevitable that Talisman will eventually buy out both the Sinclair and Murphy families but at what price and when?

Essential, I bet Mountview will be making some good purchases right now.

Am I still keen? Yes, although I think the share price will only fully reflect the assets when the two waring sides put down their weapons and sell to the William Peers Group.

When will that be? Well Duncan (CEO) is getting on and I bet he would like to sell on retirement.

Just my humble opinion.

Konrad, are you still keen on MTVW?, thanks.

You seen the GPE share price lately ? - that was selling for a song a few weeks back.
