goliard - "I wondered if they were looking at MedicX as it would fit nicely with their business and I know they have ambitions to become a billion pound REIT."

Interesting point, makes holding MXF favoured over PHP:-
a) Better yield (At present price)
b) Paid quarterly (Always preferable)
c) Possible bid target

A nice complication though, badtime ;-)

Sticking round too, as already hold most of the usual income suspects, so struggling to find anything better to put it in right now.

Also feel in the round of spending cuts, health will be one of the last areas the Govt will like to see affected.

Still seems to be some upward momentum here...think I'll hang around a bit longer..gets complicated when things u buy fr income move up so much tht the capital appreciation becomes more relevant

I don't blame you and I think I would. I did post on the PHP thread that I wondered if they were looking at MedicX as it would fit nicely with their business and I know they have ambitions to become a billion pound REIT.

Negative comments always welcome ..I bought this for income but seen a nice capital return (on paper)..and it's tempting to top slice You aren't the only one lacking in expertise :)

Flattered you should ask, Badtime, but am afraid that's beyond my expertise! Also, have just moved house, and so my ears are only just above water. I could offer a negative comment, though, and that is how long/soon will it be before some of the extravagent hospital and/or health-centre projects are severely cut back and/or local authorities are unable to keep up payments on the enormous sums they have borrowed to finance them?

No idea bt, but a welcome rise, nevertheless. Perhaps its just coming in line with yields being offered elsewhere...?

They appear to have better growth prospects than many REITS.

as they increase the portfolio at say cost of 5-6% to fund, with a rental yield of 6-7%, so there is scope to increase dividends. also most funding is at 5.5% with aviva for 40 plus years where rent reviews are upwards every 3-5 years

Dividend has grown for 5 successive years, with quarterly payments of 1.40 and 5.6p this year, and 5.7p projected for next.

Agree Harmonics, and I bought some of these for the income in my ISA recently too.

Last month's news and details of the agreed 'increased hurdle' relating to the performance fee for their Investment Advisor, gave me particular confidence.

Going to buy in today
rock steady dividends, quarterly paid, stable share price & low spread.
These things are ideal for long term investments (ISA pensions)
