There only appear to be 3 properties in the next Allsop auction. All three are in Hull and let to Couplands, lot nos 158, 166 &172.

Trouble with the gallery is it is still unreliable as I can see a number of properties on their that were sold recently, including the £600k+ at Lichfield, the recent bookie sales at Boston and Redditch, the cafe at Sturminster Newton, etc.

Poor effort for the money being paid to Internos.

Two more smaller lots sold, and hopefully no detriment to the NAV.

I've had a good look at the Renouvier document, and have attempted to deduce where sales have been made since August 2014. Other than the ones sold in auction, where we know the precise properties, the only "colour" I can add, is the region the sales occurred in, up until SEP 2016. The sales of 22 properties after the year end also "muddies" the water. The figures could be slightly out due to yield shifts.

These are only approximate figures, but:

Scotland £3.7m
London/SE £2.6m
S West £2m
Wales £1.8m
N West £1.3m

The following possibly reflect yield shifts rather than sales:

Yorkshire/Humberside £0.3m
W Mids £0.2m



Of course, all this hard work that has been done by various posters, with a degree of speculation, could be sorted by Internos giving us an updated portfolio in full.

Tiltonboy, a few weeks ago you said you had done a review of the properties, I remember you mentioned the properties in the M4 corridor... Where did you get your info? I had a scout around the website but the only easy to find info was the 130 or so images in the gallery section of their website. Am I missing something?

hillofwad - my post was a bit tongue in cheek, although it had occurred to me that prior to purchase DS may have done some detailed sniffing around the properties (perhaps posing as one of the buyers for the core who withdrew, who knows?), and thus he feels that it's possible that we may get over 40.6p but it looked more like a bit of a publicity stunt to win over LSR shareholders.

As for Internos, I think we paid them £1m last year. Let's say our admin costs stay similar from now until end Sep 2017 (this financial year) for which we're covered by income, but we have to pay that kind of money for up to another year - that only equates to 1p of share value to Internos... I'm assuming we get 95p in the £ (after costs) for our properites (38.5p a share I think) then we should end up with around 37.5p . I agree, a pretty naive and optimistic view of events, but an easy back of the envelope calc and it defines the upside in my target range. If you can point out any obvious oversights in this rudimentary analysis, I'll happily take them on board.
