you've been singing that tune for quite a while now hillowad.

using a NAV of 41.25p, 95p in the £ for the remaining sales this year (the 4 most expensive properties on the books having just been sold?), 85p in the £ for the remaining 40 properties after the end of the financial year, and £1m wrap up costs, you get about 36p for distribution to shareholders, or thereabouts

looks good value to me - political shenanigans looks to be the greatest risk followed by a spill over from the wobbles in the American market but things would have to get pretty serious for that to start making an in-road into LSR remaining sales values.

Its a fair result You are ignoring the fact that the proceeds by private treaty are 10 times larger than the total achieved at auction

Apply a similar discount to the remainder plus wrapping up the company its coming down to below 36p a share where property values are probably falling as leases shorten

The 12 smaller properties have effectively been sold at NAV whilst the 4 larger properties have obviously been sold at a higher price than when offered as part of a larger portfolio. A very good result.

Hindsight i think you are reading it correctly Take 10% off for further discounting , sale fees and exit/head office costs it doesn't leave Thalassa with a fat lot of a return on their investment if they sit tight

Still looking for a final distribution of 37p-38p. With that coming somewhere between 9m-18m, surely makes LSR a solid HOLD; and a BUY @ 31p...

The loss on the properties sold is £685k, which equates to 0.83p off NAV. The company would have received income for three months, but would also have had running costs. I would guesstimate that the NAV is now in the order of 41.25p

I don't think so. There's working capital/cash not included in the numbers. I think NAV/share is more like 41.5 - 42.0p

Am I reading this right 42.7m - 10.9m bank debt = 31.8m / 82.51m shares = 38.5p

My understanding was that you were suggesting THAL might make an offer for the whole company, I personally couldn't see a rationale. Best for them to sit tight and take the proceeds when due.

Good to hear they are managing to shift bigger lots without too much of a discount mitgated by the smaller auction sales .Maybe they will be another tranche coming out soon with bigger haircuts

Lets not forget many of their purchases were by way of sale and leaseback where the value of the asset is underpinned by the length of lease to the financial status of the occupier.Deteriorating value as the lease end approaches

Difficult to see what Thalassa are going to do sit and wait for a breakup which might give them a profit or strike when the lot size is more manageable which could be anytime soon

Should think they could easily win the day at 36/37p?
