Judging by the lack of comments posted on the iere BB everybody has moved on and lost interest. There may be a few legal twists and turns yet.

Does anybody have an EGM date yet?

Yes Smithy.Unfortunately Mr Colin blindly followed the "organised pumping crew" who pump stocks they've already bought so they hit the hot leaderboards.All the mugs pile in, whilst the pumpers offload.The telltale signs of extremely poor liquidity, and extremely wide spread, together with extreme ease of buying, but limited ability to sell, should've been the warning signs.The spread was 0.1-0.8 at one point.Also could've bought loads, but couldn't sell a bean.Royally suckered into a company who have had highest levels for many years. The warning rns's have been there for years, plus the ever decreasing shareprice.If you want to recoup losses, look at companies who have CASH in the bank and zero debts. One example is GWMO.Good luck if you ever get the chance to exit IERE..

By suspending and saying ords/prefs have no value, what they are in fact saying is that "BREDS, you do realise that you are now solely on the hook for any shortfalls?"

IERE need the extension letters so they can try sorting something. So they are pushing back on BREDS and pointing out that if they force a rapid sale then BREDS will be the ones that are damaged.

The suspension acts to reinforce that negotiating position.

At the moment (and after the sale of the recent German and Spanish properties) there is:

€100m of senior debt to BAML
€80m of mezzanine subordinated debt to BREDS

The Step Down will be triggered once an additional ~ €47m has been re-paid to BREDS.

But there is a key thing here - BAML get their €100m first. Thus, if there is any shortfall on the overall debt repayment BREDS take it all, on the chin. In the extreme examples, if there is a €80m shortfall BAML walk away fully-repaid and BREDS walk away with total wipeout.

Hence why BREDS are possibly in a bit of a "febrile" state at the moment.

Trouble is, if they force accelerated asset sales they'll take losses - and the losses are in effect 2x amplified for them. So it's really not in their interest to pull the plug on this because it is now their necks on the line.

Woooo.That's what happens when you follow the guys who follow the hot risers, and suck you all in to investing into something worthless.The debt levels here are horrendous.The legacy of debt has destroyed this, and the rns releases for over 3 years have been warning you.Next time, maybe follow some of us more genuine investors into something we are passionate about, as we are genuinely invested in a company who are exploring in Nevada US have €1.3m in the bank, zero debt, and released another encouraging exploration rns today.I refer to GWMO, they have cash and will continue for another year without raising cash. The organised pumping machine dont like such stocks.It's a pity the pumpers have probably exited iere and left you genuine guys holding worthless stock.

I sold my IERE this week but still hold IERP
I was interested to read in the FT I think yesterday about the strong demand at least in England for distribution/wharehouse assets given the increase in internet shopping and they must have similar trend in France where my understanding most of IERE's 56% of logistic assets are...though knowing IERE they are probably miles away from a motorway.

I am a shareholder of IERE with 38 % of its portfolio in Germany and TRV with 100% of its portfolio in Germany. Both are in workout situations, looking to sell their assets to liquidate borrowings and die hopefully a graceful death. Both are making heavy water of their sales.
Others are finding the German property market more satisfying.
I am a shareholder in RDI with 30 % of its portfolio in Germany.
This is what it said a couple of days back in its interims; while IERE is more office than retail, TRV has a lot of retail and RDI seems to see things differently than IERE/TRV.

Also a TPFZ shareholder and when TPF reported a couple of weeks back they were upbeat about the Berlin residential market. I appreciate limited read across from Berlin residential to Pan German commercial but interesting to see upbeat RDI/TPF and slow sales from IERE/TRV.
