Great.....& this will undoubtedly help sentiment going forward:

"Following the appointment of Schroders, shareholder approval will be sought to change the name of the Company to Schroder Real Estate Investment Trust Limited."

Also progress at Reynards:

"At Reynards Business Park in Brentford, a revised planning application has been submitted for a residential scheme of 275 units totalling 224,000 sq ft. From our discussion with Council officers, we understand that a residential scheme is acceptable in principle and a decision is expected over the coming months. Assuming a planning consent is received for the higher-value use, the property will be sold."

Way now clear for a good move ahead.

Nothing alarming there. Nice that we are finally coming to the time when a couple of properties are back up to full rent. Encouraged that they are already in discussion about longer term financing at better interest rates that will defer any swap charge.

YS - to learn more about the incipient dividend cover, take a look at the prolonged statements accompanying all the IMS, Interim & Final reports. Also take a look at the Presentation of the last finals on the Company website...

In essence you will see all the the management and property initiatives being pursued to increase net revenue and therefore cover.

Our general view (certainly my view) is that the 2010 placing @ 36p was accomplished by making a tacit agreement that the dividend would be held @ 3.52p (4 x 0.88p).

We all await the next IMS/NAV/Divi statement with bated breath - likely to be c26th January - so not long to wait.

Found this below, dividend is not covered??

"Invista and Picton are at big discounts, but largely because they are due for refinancing soon," James Brown of Winterflood Securities said. "Investors need to be aware that Invista's dividend isn't covered."

Invista is trading at a discount to net asset value (NAV) of 30 per cent, compared with its average discount of 24 per cent over one year, while Picton is trading at a 38.3 per cent discount, compared with an average of 21.1 per cent over the same period.

OK. FWIW Selftrade offering 50k at 32.25p online at the moment. TDW sound a bit, let's just say, expensive!

TD Waterhouse I used. Tried them again for another 50k was given 32.9 tried fill or kill at 32.5. didnt get it again today. will try later

Think that should be a decent price medium term but, if you don't mind me asking, which broker did you use? Selftrade are offering 100,000 at 32.13 at the moment and I'd have thought your broker could have bettered 32.5p?

took another 50k at 32.5 not as good as you CWA but best i could get and had to For K to get that.
If it stays down here then will keep topping up

Added modestly at 31.75p through the book today. Was wanting some more but didn't get them unfortunately. Great yield if it can be maintained at these levels....

Axa has just raised a Euro 2.5Bn fund to buy distressed European real estate. Nowhere near enough on its own to lift the market but a straw in the wind?

Lord Gnome - What you might be missing is the ongoing hurt of the interest rate swaps. OK paying 11% but if you are losing millions on swaps....Anyway what did happen to the potential sale of Plantation Place that might have helped?

I know property is out of fashion, but at these levels these must be an outstanding investment given the high yield and the discount to NAV. Either that or I am missing something vitally important.

One of those cases where the chart flagged the warning, but a warning damned difficult to believe:

Bt 20k @ just under 33.5p for a yield of just over 10.4%.

Hoping we may see some positive news on Plantation Place to help turn
this ship around yet again; but frankly, with the:

# low LTV
# relatively long-term debt maturity
# healthy NAV discount
# reduced Inv. Management fees
# and many rental upgrade initiatives

content to just reap those dividends and leave capital gain to
another day! Even if they cut the qtly payment from 0.88p to,
say, 0.75p....the yield would still be 8.9%!
