It's interesting to look at all of the companies that are registered to Bedford House at CB7 5BA. Use Why would anyone need that many inactive companies if it wasn't for the purposes of shuffling money around?
If I was an IVS shareholder, especially with the way that the Board has treated its employees, I'd be asking what's going on!

Having read the suspension notice I note with enthusiasm IVS's confidence that matters with regards to the Tullis Russell Papermakers Ltd ("TR") litigation will not only be finally concluded by the end of 2009. But also that they will be successfully concluded in our/their (IVS's)favour. Thus making IVS a very cash rich and asset rich company indeed. The pending conclusion will make a very nice shareholders Christmas present indeed.

Does anyone else having any thoughts or opinions on the matter. TIA

One easy way for disgruntled ex employees to get back at the Board would be quite simple really. Highlight the shenanigans in clear simple terms to local labour councillors about the way employees were treated and simply remind them again at the time of the next Planning Application for the land by IVS.

We may see results for IVS this month. They have usually reported in April, although last year was June for exceptional reasons. I would expect to see a major improvement in the results for the second half with the change in the Euro/Pound exchange rate. IVS profits are very sensitive to the Euro as we found 2 years back when the exchange rate went in the opposite direction.

Someone is still selling shares - today selling at 7.65p. The market cap is now down to £11m, which is somewhat low for a company that owns over 50 acres of 'brownfield' land.

It is good to hear that there was a built in overage provision with the Carrongrove deal if the buyer squeezes more out of the planners.

Do you have any feel for what the company may be worth ?

I attempted a sum of the parts a couple of years ago and I reckoned then the company could reasonabley have been worth 28p a share. I have, I must admit not updated this estimate based on the Carrongrove sale and current balance sheet.

They have sold Carrongrove near Denny and own a substantial acreage at Inverkeithing. In addition there is an operating factory at Wells in Somerset which may have long term potential. The Inverkeithing site forms part of a larger area which is in the process of being included in the Fife local plan for mixed use development I believe. Such processes are long drawn out and fraught. IVS are not alone. Their site part of a plan for a bigger area which the council wish to see developed in a structured manner. They too own land which they wish to see incorporated in this masterplan along with other third parties including Forth Ports.

difficult circumstances for the paper industry yes, but lets face it IVS is really a real estate play now. Prices for land have never been higher so I would say that opportunities abound if they can sort out their land holdings.

Did you get any feeling at the AGM that they have the right property advisors on board either on the Board of Directors itself or paid advisors like a firm of national surveyors ?

I gave up on these a year ago or so.

God I tried but I just don't believe the directors have a clue. They are either stupid or just too nice and don't want to make a load of workers redundant.

Paper companies like DS Smith, Cropper and Latham have all managed to turn their businesses around from the tough years they had 4-5 years ago but IVS. So much potential to realise value but I suspect the directors are just going to let value rot away on the vine.

Why would you assume any value as a multiple of the book value? The property assets on the books are valued on an existing use basis. If these sites were given planning permission their value would increase substantially. They could double, but they could quadruple. Also, I am not sure that is sensible to follow your logic and value this company as a property company. Property companies derive their income from rent and property development - IVS do not do that. Inveresk own property which they will sell in the not too distant future and then probably wind up the company - a completely different animal IMO.

£11m for Carrongrove is pretty good, but trading is very weak. The comments suggest that disposal of St Cuthbert's is high on the agenda. The mention of St Cuthbert's being a 30+ acre site show where IVS see the real future.

No, Leith is in Edinburgh itself, whereas IVS land is over the other side of the River Forth (& also another plot in Denny, Stirlingshire)
