07/6/2015 11:03 | In terms of commercial property they have massively underperformed any of the other big group like British Land, Land Securities etc. The share price would need to be closer to £6 if it were to have performed in line with them over the last 5 years. I guess the fundamental question is......Is the era of the large out of town shopping mall over? If American experience is anything to go by it is clear that only the best ones are going to survive. Personally I don't think it is end of shopping malls, but it is equally clear that rent increases are going to harder to come by as retailers have to control what they pay for physical stores in order to be able to compete with online. I nearly bought this one earlier this year but have done rather better with my alternative IRV which is up almost 25% from my entry point. If this drops back to the £3 level I may take a stake as a relatively stable yield play. | salpara111 | |
