Surprised this one has dropped as much as it has. Would have thought it to be a strong stock with all the high rental yield properties they have. Anyone agree this is a potential recovery play? I can see a bump in share price when they start posting some good news!

Interesting. Glad I took my profit when I did, I guess the discounted placing was a sign of sorts. At the time a few people mention £3.10 and £3 as time to get back in... Will keep monitoring.

In terms of commercial property they have massively underperformed any of the other big group like British Land, Land Securities etc.
The share price would need to be closer to £6 if it were to have performed in line with them over the last 5 years.
I guess the fundamental question is......Is the era of the large out of town shopping mall over? If American experience is anything to go by it is clear that only the best ones are going to survive.
Personally I don't think it is end of shopping malls, but it is equally clear that rent increases are going to harder to come by as retailers have to control what they pay for physical stores in order to be able to compete with online.
I nearly bought this one earlier this year but have done rather better with my alternative IRV which is up almost 25% from my entry point.
If this drops back to the £3 level I may take a stake as a relatively stable yield play.

Leading decliners on Friday, shares of Intu Properties PLC fell 5.1% following financial results that fell short of analyst estimates. Fiscal year 2014 "should represent the earnings trough but we see poor growth prospects due to slow capture of rental reversions and major developments still far off," wrote Investec analyst Alison Watson in a note.

Could be this bit.... which is disguised by them claiming that rents are going up. Rents for particular units are going up when let but they must be staying empty for longer or more often

" underlying earnings per share 13.3 pence (H1 6.4 pence; H2 6.9 pence) (2013 - 13.7 pence(1) ) reflecting a reduction in like-for-like net rental income of 3.2 per cent in the year "

Anecdotally speaking, there are dozens of empty stores in Eldon Sq, Newcastle. And they have been empty for a long time whilst the company fill a new wing of the centre, and revamp old tired areas.

I wouldn't short it myself.... I'd bet on it rising again should it hit £3.10 but I wouldn't bet on it going down to that level

Been trading this one for a while, just reversed my trade, had been long from £3.28 a few weeks ago, closed that out at £3.64 and now short from £3.65.
