Yes good ones worth the buy. But we have had no official downturns yet.. mass global debt since 2008 has not biten really to date.

Diwn 29-25%, Also, what percentage of stock increases is actually down to qe and rates , rather than market confidence per se? Could be a fair bit and reflected in a true downturn.

But like you be it stocks or etfs etc...when it all blows up, reits top of the list for value in the quagmire

Agree. Avoid Intu, NRR. NRR in particular I'm amazed at how people fall for the high yield out of town retail story. They make big play on avoiding CVA cos. Yet their exposure has been higher then Intu, Hammerson etc. Your point re values falling 60%. They are off 20-25% already. I think in Government debt crisis scenario that people will want prime and Hammerson and others have that so don't think underlying assets fall 80% from peak.

And when a global crunch writes off 40-60% on asset value? How will debt look then? Also a good moment to up interet rates too when you think about it. The low rate, QE saga will not have a purpose to serve at that time.

SR. You of all people should know that all people want in a zero / negative interest rate scenario is assets. We already have loss of faith in politicians globally, when that spreads to government debt then the scramble for assets is going to be like a tsunami we have never seen before. That will sweep up yielding assets too. Only issue is debt is going to be expensive in that environment too, so you want lower LTV REITs with good long term debt.

Short interest reduction...one method. .

Reduce to bring in confidence. ..lift price x percent. .buy funds won't have interest. All ours. Retail lift the price? We get a higher short value...start loading the gun again

2. No need to stay fully exposed..sentiment killing it on its own. ..reduce back to the 'intended capital ride' input

.....

That's stating it in too basic a fashion but 2 of around 50 approaches
