Nice work JK on the bonds. Looking at the valuation changes over 3 or 4 financial statements it seems that having decided to sell Derby they moved the valuation to a realistic market value. The actual movement in Derby was far lower than other (similar) assets. IMO the rest of the portfolio remains significantly overvalued Suspect if the assets where actually marked to market the bondholders would be in charge.

Note that these are secured on specific properties. If you read the notes of the interims then this is very close to breaching its interest cover covenant (103% versus 100%). Intu Properties, 4.625% 17mar2033, GBP (XS0904228987) Http://cbonds.com/emissions/issue/177341 Pricing unclear as a (paid) registration is required but the chart illustrates a clear decline. These are listed in the accounts as due 2028 and so there must be some sort of 5-year extension option, which would explain why the title says "2033". The covenants for this look easily covered. 3. Intu Properties, 4.25% 17sep2035, GBP (XS1131914811) Http://cbonds.com/emissions/issue/95729 Again no price, just a chart that illustrates a falling price. Issued by the same entity as for bond 2 above and has the same 5-year difference and hence I assume an extension option of some sort. 4. INTU (JE) 2 16/22 CV (XS1511910025) Https://markets.businessinsider.com/bonds/intu_jersey_2-bond-2022-xs1511910025 And: Http://cbonds.com/emissions/issue/262823 (but only a chart) Trading at 74% of par. These are key as they are a general corporate bond, albeit convertible and deeply out of the money - note 17 to the interims explains. 5. Intu Properties, 4.125% 6dec2023, GBP (XS0994934965) Http://cbonds.com/emissions/issue/94551 Just a chart - declining heavily. This is the bond financing the Metrocentre. The notes to the accounts have something in that references: "The structure's covenant regime gives the Group a significant degree of flexibility when the covenants are below certain levels. The Group retains operating control below loan to value of 70 per cent and interest cover above 1.4x. No financial covenant default occurs unless loan to value exceeds 100 per cent or interest cover falls below 1.25x." And the LTV was 64% when last tested so INTU are close to potentially losing operating control of this asset. JakNife
