Not sure about that ... how much is the business linked to / depenedent on the key players? Quite a lot I'd guess. So a hostile takeover unlikely. Friendly takeover, buyout by PE firm more likely, but do the key players want to work for someone else? Even if highly incentivised by the new owners? Don't think so. A Trading Update is needed which shows good progress in debt reduction rather than just promises for the future.

Sack the QS:) Could be trade dependant but agency rates haven't moved materially for 2-3 years in most of the sectors I look at. Timber, plastic and some cement based products now that's another story and anything non standard sourced from abroad is a nightmare.

No pressure on labour? I've just got a tender done for a large project and they all came in at over £20m compared to the QS's estimate a few months ago of £14m. Over half of that down to labour scarcity, rest materials.

Part or all of the £1.2m has probably already been booked as income as they reported Walthamstow planning at HY. Good to get the cash in though.

Difficult to know whether the partnership build contract wins are good news or not. I would say their track record is patchy, but not sure there has been enough positive performance to make it as good as patchy!

Quite a bit of negativity here - but I agree about the issue of a trading update.
Why couldn't they have spelt out the the impact of today's rns on the level of debt without me having to look it up.
Sloppy but perhaps there is some not so good news in the background.

Don't listen to rumour and gossip there is no great price pressure on labour.

As for Inland why didn't they do a trading update at the same time? £1.2 million isn't exactly setting the world alight for the time it's taken to get through.

As for Inland Partnership's, the building side, from what I hear they are under water on at least two of their main contracts, fallen out with the majority of their subcontractors and are struggling to complete before punitive LAD's kick in which will wipe out that £1.2 million in a matter of weeks.

Grand designs and idea's but lack of ability to execute.

£1.2m fees nice. But the build contract may not be profitable if they get clobbered for the massively increasing prices for wood and concrete, plus labour.One hears of brickies and plumbers being approached on sites and offered double to go elsewhere.

One can but hope they manage to make some money building these homes. The recent track record is poor. All the effort finding sites and getting planning permission will be wasted otherwise.

Land and build sale to leading housing association.





Inland Homes, the brownfield developer and housebuilder focused on building residentially led developments for direct sale or on behalf of partner organisations, today announces the sale, on behalf of the project investors, of 228 plots at the former Homebase site in Walthamstow to the leading housing association Newlon Build Ltd. The sale is for a total consideration of GBP22.5m and generates fees of GBP1.2m for Inland Homes.

The Group has separately secured a build contract for Inland Partnerships to construct the 228 homes, adding GBP42.4m to the Group's forward order book for partnership housing and bringing the total number of homes under construction on behalf of third parties to 1,358.

The Group acted on behalf of external investors in the land sale. As one of the Group's asset management projects, the project has been funded externally, with the investors benefitting from Inland Homes' expertise and experience in identifying and securing attractive, viable sites and achieving planning consent on these. The capital light nature of this funding model, together with the management fees earned at various milestones of the project, enable the Group to generate attractive and significant returns.

Contracts have been exchanged and completed for 72 of the 228 residential plots. Contracts for the remaining 156 plots have been exchanged and will complete in early 2022.

The Group is also pleased to announce that contracts have been completed by the project investors for the sale of 173 plots within the same development to London BTR Investment Holdings. This follows the exchange of contracts with the Build to Rent operator for 355 homes in June 2021, for a total consideration of GBP27.5m. Completion of the sale of the remaining 182 plots is expected by September 2022. As previously announced, Inland Partnerships is constructing these 355 private homes in what is its largest partnership housing contract secured to-date at GBP88.9m.

Planning consent was achieved for the 583 homes at Walthamstow in April 2021. Following site demolition and preparation works, construction began in September 2021 and build completion is scheduled for 2025. The project is one of six currently within the Group's asset management division which together have the potential for more than 3,275 new homes.

Chief Executive Stephen Wicks commented:

"The sale of 228 plots at Walthamstow to a leading housing association, together with the build contract for Inland Partnerships to deliver these homes, further endorses the Inland Homes business model.

Inland is once again demonstrating its ability to add value at all stages of a project: from identifying the right site and obtaining planning permission on behalf of investors to having the expertise needed to deliver homes on behalf of one of the country's leading housing associations.

Transactions like these are helping Inland to deliver against its key strategic priorities: reducing our net debt, maximising the value of our land bank, growing the capital light asset management business and delivering homes which meet the market's needs in the most cost-effective way.

We look forward to working with both Newlon and London BTR Investment Holdings to deliver this exciting inner-city regeneration project."

Bought in today at 48p some nice news coming on big regen projects and they have been winning various awards too. I feel that there will be a strong statement sent out about improving forward guidance etc.....DYOR GLA

Mr numpty: interested in your comments about scsw as I am disenchanted with IC (clunky software) and ST (gets wedded to earlier tips and isn't good at spotting poor/devious management). But I see scsw is not cheap @ £170. A lot more than Motley Fool. Only 2 tips a. Month? But less pressure than ST feels when he writes something when nothing would be better!
You have been with scsw a long time so I assume it does well for you? But lacks the IC clout to move the sp?

why is this performing so poorly when other housebuilders are doing so well? Is it too much debt, meaning debt reduction rather than dividends is the priority and too little working capital to develop their sites, difficulty in getting the right staff in the south east, downturn in selling prices for land caused by too little competition among the big 7 housebuilders, wrong product mix, cost overruns on some of their sites or delays in planning applications?
Would like to see the company put out of its misery by a takeover..

Finally hit the buy button this morning.

I came across Inland when their Zeros were recommended as a fairly secure high yielder. But I quite liked the story for Inland itself. A niche player in a solid market place. My notes from June clearly said buy below 50p and trade.

Fingers crossed.
