Their profits and hence eps come from selling their land/housing assets.So as one metric like NAV goes down due to asset sales,earnings go up due to the realised profits.The trick is to keep the asset bank at sufficiently healthy level to ensure a good flow of earnings long term and ,from investors point of view,a healthy yield. The timing of the asset sales clearly also determines the profit in any given financial year so the PE can vary wildly from year to year If NAV runs ahead of the market cap,then the company leaves itself open to a bid.Thats my simplistic take. 16/3/2017 15:56 | I keep a check on their website and looking at it today and comparing it with the last update two weeks ago there seems little change in the number of properties sold despite headings like "selling fast" and different special offers being available. Surely this should be moving towards peak selling times. Last year Inland zip had a statement on 7th March but nothing so far this year. Shouldn't have long to wait as date of results should be known within the next week followed by the statement the following week. Obviously land sales can be lumpy and nothing for quite a while. Hopefully the results statement shall calm my concerns as this is my largest share holding. | gofers | |
