19/5/2013 22:14 | Just had a look through the final results for YE 2012 and particularly the property valuations. The property valuation was a bit odd. Most of the valuations have decreased by between 5% and 15% yoy. The exception is the retail outlet in Oxford which has increased by £1.5m or over 80% and is now the most valuable property. In 2012 it was let to Britania BS but in 2013 it is let to Jigsaw. I assume the new valuation reflects a new lease. Did I miss something or did I get the wrong end of the stick? Even at current market cap of £32.3m, if you strip out cash and equities at par, the properties trade at a c. 30% discount to what appears to be fairly conservative property valuation. | mtioc | |
