Semper, there have been a number of sellers recently, probably profit taking and this has led to the adjustment in the price.

The office purchase in Cardiff looks interesting as the additional income should boost the dividend, 2014/2015. Prospects for Highcroft seem to have improved with the new MD in charge.

MTIOC - Oxford High St properties sell on very low yields, investors will pay circa 5.0% for these investments.

The new investment property is very large but will provide a big income stream and potentially increase dividends for shareholders going forward.

I hope the new chief exec will do some deals for the company, refreshing the portfolio periodically.

Just had a look through the final results for YE 2012 and particularly the property valuations.

The property valuation was a bit odd. Most of the valuations have decreased by between 5% and 15% yoy. The exception is the retail outlet in Oxford which has increased by £1.5m or over 80% and is now the most valuable property. In 2012 it was let to Britania BS but in 2013 it is let to Jigsaw. I assume the new valuation reflects a new lease. Did I miss something or did I get the wrong end of the stick?

Even at current market cap of £32.3m, if you strip out cash and equities at par, the properties trade at a c. 30% discount to what appears to be fairly conservative property valuation.

Apparently the AGMS are interesting affairs, where there have been healthy debates between the board and 'revolting' minority shareholders.
