Added yesterday fwiw, known this company for nearly 30 years,
this is one stock I would not worry about, exceptional management team,
even with MS now departed. All just IMV only.

is gearing of 53% and a weighted duration of loans of only 4 years the major concern for helical?
Apart from that, i cant see a reason for such a discount to the NAV of 471

Derwent issued strong results this morning with confident outlook.

...The Board has proposed a 25% increase in the final dividend, reflecting our financial position and the de-risking of our 2017/2018 pipeline in the last twelve months. In addition, following the value-enhancing transactions announced today, we are proposing a special dividend of 52p per share...

More disposals on the way would think, they have been pretty clear on that.

RNS on its way, '1' trades market lore, guaranteed:)

...and would be consistent with last year.

Small cap strength is helping, fat discount to NAV supportive.

HLCL is far from all about London, they also have a strong regional portfolio.

IC have Derwent as a buy tip of the week today, they say:-

"... while many investors are wary of real estate at the moment, it might be unwise to tar the whole sector with the same brush or be too pessimistic. Derwent London releases its full-year figures for the year to December 2016 on 28 February, and judging by the upbeat tone of the third-quarter trading update, which revealed that new lettings are at an all-time high, full-year numbers could bring some reassurance."

I'd say we're in the same ball game although I think we are less reliant on London than Derwent.

Still no interest in this lot despite director buying and continuing decent news, Numis raised target 13 Jan to 468p and caused a tiny blip up but now drifting down again. General uncertainty over London property perhaps.

We are approx. £2 a share below NAV, given HB's longer term record and
quality of the BOD, this looks decent risk/reward IMV, unless a severe recession is around the corner.

Unless you think we are going to be hit hard by recession in the next year
or two, would tend to just buy and forget, just IMV.

CEO and CFO each bought £100,000 worth yesterday, while the wives of two other directors also bought. I think I will continue to hold.
