Planning consent for 800 homes on the Thoresby site. Maybe try the Harworth web site.

Alliance news, not willing to pay extra for that which usually just recycles RNS stuff

Bogdan here. Harworth it looks like the great of value at this price. Growing pressure on availability of the build land set to the increase, this good niche of sector to be in. Market value of assets it be the well above the value of book, Bogdan prefer small of dividend in this the case, more of the money it go to buy the sites for the clean of up and regeneration, more of value in this than in dividend. Did I see Inland mention. Stay away, well away. Broker in the pocket, forecast hugely ahead of actual, broker even more wild in this of year forecast, IC say this achievable as only a little ahead of last year broker foreast - doh!but last year of actual 30% less than moron of broker forecast, so what is the relevance of last year broker forecast when it so the wrong. Bogdan he was Inland investor from about of the 2014 to 2015, near double of money - but then incident in Telegraph, remember of that, where chief threaten local resident who the object to planning with the open of Traveller camp on the site to spite, very the nice, very the PC - you remember. Then in the 2014 Inland the claim that they upping the build rate, only for it to drop off cliff with none the warning, increase a little again now, but the now Inland into the blantantly false of forecast with no explanation of and we all the happy with that it seem. If you lose the shirt investing in those clowns you get all you the deserve. Bogdan

The reason is that exchange-traded funds are subject to supply and demand, which can drive share prices above or below a fund's net asset value. That said, the market price per share of an exchange-traded fund is usually reasonably close to its net asset value per share.

It does, but there must be a reason

Tilts - INL too have their Finals this month. They might turn that ship around as at 53p they are on a discount of 46% to the projected end Jun'17 NAV! Looks way out of line...

I might have a closer look at INL following the fall...but no way selling HWG. I was looking at the Numis note on SMP today, and I think they look interesting, and could make an interesting fit with HWG. Might take a year or so, but I still see HWG nearer 200p than 100p.

Tilts - seems as though I made a poor decision backing INL in preference to HWG!

SV, Not necessarily so. HWG is in effect an enormous land bank that is being built out. Whilst in this phase I see little point in paying a dividend, then issuing equity to finance acquisitions. meijiman, Yield is important to some, and if that is the case, you do not buy HWG. I'm interested in total return, and happy to forego income in the short term, in the pursuit of capital growth.

Yes it would as yield is seen as important in the property sphere so investors will be looking to weigh up the merits of Harworth v other potential investments.

Tilton - guessing, but a better yield would help.

Me too but there are no large buyers so far though the price has moved so lets see over next few weeks. Thanks for the reply.

Dazzaa, There has been a constant seller around for months which has held back the price, so obviously somebody else is taking a different view. Cannacord suggest a large uplift in NAV in the second half and believe the shares are trading at a 28% discount to year-end NAV. I'm still a buyer!

No not but a reaction, can some one explain why the NAV is so significantly higher than the share price and with the net debt reasonably low, why, and with the constant stream of positive news it seems to be so unloved, is the relationship with the past such a burden to shake off, will the incoming Chairperson make a difference? Are my comments so unworthy of debate or response ?
