rent is dead money, mortgage debt is free after stripping
out tax relief, real inflation, currency depreciation
leases are a gravy train for surveyors/solicitors/ est agents,
accountants,shop fitters,sign fitters ,utilities, management companies, etc etc
its not possible to buy every freehold, just a few put in
the pension fund, is a start,

to be fair do greggs have a level playing field V mcdonalds

Greggs on a roll with sales set to hit £843m
Bread will not be the only thing that’s rising this week at Greggs, when the baker is set to unveil bumper full-year results.

On Tuesday, chief executive Roger Whiteside, who took over in 2013, is expected to report a 23.8 per cent rise in adjusted pre-tax profits to £72.2million and a 4.8 per cent rise in sales at shops open at least a year to £842.9million. he chain, which has 1,664 shops and counts Bafta-winning Hollywood actor Jake Gyllenhaal among its fans, has reduced its reliance on an ailing high street in recent times.

Just 70 to 75 per cent of its shops are now on the high street, down from 90 per cent a few years ago. Sahill Shan, senior research analyst at N+1 Singer, said: “New management has made a huge, fundamental shift towards locating stores where the footfall is, namely where people work and at leisure and retail parks outside of city centres.”

Nigel Parson, analyst at Canaccord Genuity, said: “The market concern for Greggs, which is a nice one to have, is that it has had a great performance to live up to.

“However, the third quarter was good and we are expecting them to do well.”
