I'd raise a glass to that TP Phil. It looks far-fetched though and personally I will be happy if on the 25th of January they can arrest both the gloomy outlook and the refernces to weather related reasons for poor trading. Most importantly I want the divi maintained as cutting it would be a terrible signal to the market.

Investec restated their buy rating on shares of Greene King plc (LON:GNK) in a research note released on Tuesday. The brokerage currently has a 870p target price on the stock.

Market report:

Berenberg's bankers think upmarket pubs are going to make a killing this year, as they pass on cost pressures like national living wage and business rate changes on to customers.

It said: 'Premium operators Fuller, Smith & Turner and The City Pub Company are likely to continue outperforming, with well-invested, differentiated offerings that tap into the consumer trends towards premium alcohol consumption.

'Wetherspoons should also remain solid, due to its focus on price leadership and support from its mobile app.

'However, for the 'squeezed middle' brands within Greene King, Mitchells & Butlers and, to some extent, Marston's, earnings growth is likely to remain subdued at best and negative at worst, weighed down by under-invested estates, some poorly located assets and continued growth in casual dining supplier.'

Greene King finished up 0.3 per cent, or 2p, to 580p, Fuller, Smith & Turner was up 0.3 per cent or 3p to 954p, Mitchells & Butlers was flat at 281.6p while The City Pub Company fell 0.6 per cent or 1p to 169p, as did Marston's (0.4 per cent or 0.5p to 116.5) and Wetherspoons (0.2 per cent or 2p to 1274p).

Times market report today saying yesterdays rise may be down to vague interest from Patron Capital which previously has teamed up with Heineken to break up Punch Taverns. Also an unnamed analyst saying GNK's strong cashflow would ensure no dividend cut.

I agree on the offers and the beer was very affordable...its interesting I went into the big craft pub the other week, ( I have the £3 for three 1/3rd of a pint taster pots), A chap came in late twenties early thirties I suppose and bought a pint, it was £5.50.

I kind of went. F...How much, he then had a chat he said it is great beer , worth 5.50.

I would say older people like me a have a low price point compared to say people in their 20's 30's and 40's.

Although will that last if interest rates normalise and they have to start paying more for their mortgage in comparison to now. ( many of the younger people around me have big mortgages but pay only 2 or 3 %).

I guess time will tell

Certainly in the pub last night the majority of the customers were in the 50's as a minimum.

No younger people at all. Apart from one table of 4 with two young kids aged about 8 and 10. I think that younger people with children will be more likely to be price sensitive given the cost involved in bringing up children.

Major changes in our local community regrading pubs and eating places.

I live on the south coast in a sort of suburb of the main town, been here 20 years.

the rise and fall of the pub and eating places is interesting,

20 years ago , 5 or 6 pubs in walking distance a few cafes one decent fish place, a couple of chippies a few takeaways and 1 indian sit down.

10 years ago 3 or 4 pubs and the same apart from the decent fish place closed.

Now. a big Costa , 3 traditional type pubs ( 1 GNK), 3 craft pubs 1 very large got on site brewing with the big copper kettles, , 2 tapas places , 1 Michelin type place, 2 deli type places where you can lunch, 1 other decent restaurant 2 'grill shacks; and the same range of cafes and takeaways slightly enhanced by pizza places and a big 'lounge'type operation.

So a massive increase in eating and drinking out since the kind of slump 10 or so years ago.

So the point of this is that last nightI went out with some old pals to the GNK pub on the clifftop. It was very surprising.

It was very quiet , and at this time of year 3 years ago even on a Monday it would be very busy.

The food menu seemed not to have changed in style over the last 10 years, sure new dishes but still 'the same' they had a value menu as well under a fiver for a main and add a starter or sweet for another 2 or 3 pounds.

So three of us ate.

1 Chicken fahita - charged 11 pounds and change , cost of food on plate about 1 pound.
2. 2 starters and mains off the value menu, charged say 16 pounds , cost of food on plate about 4 pounds.

Bottle of house wine 13 pounds I think

we were joined by another couple of friends who did not eat. We topped up the bill to about 90 quid with Guinness at 3.50 a pint. ( great Guinness BTW)

If we had gone to the big craft pub, the food would have been much better, the beer not so good, the wine better. and the bill would have been nearer 120 quid.

If we had gone to the tapas places- the food would have been better and the bill would have been 100 quid in 1 place and 150 quid in the posher one.

and i could go on.

In the GNK pub, about 5 other tables ate say 20 people all in, all ate off the value menu so about 8 quid a head and they drank beer or soft drink in the main.

The overwhelming feeling I got was that the GNK pub had been left behind, no real innovative thinking, whereas the newer places in my area all do something quite different and charge for it as well.

The GNK pub will do gangbusters in the summer if the weather is good and I guess that covers costs and makes a contribution , but they are definitely well behind the local competition , which interestingly are all owned by the owner or a part of a small local chain say 5 or 6 outlets.

As i walked home i passed a few of the other places they were all busy

I switched to MARS after the results i think another fact finding night out is called for
