Lettings fees are guaranteed income, estate agents fees are much more volatile which is why estate agents dabble in lettings when they aren't selling houses. I really don't think they will sell the lettings side of the business, buying the last two companies with strong lettings portfolios suggests the opposite.

I think it could fetch more value selling the leggings business than the whole business is worth today. It’s easier to gain scale for a trade buyer in lettings. Touches nose

Lettings is good cashflow if you take the management fee monthly, but staff intensive obviously. Foxtons were hurt when the tenant fee ban was introduced as they charged new tenants very high fees and made a lot of profit. However, the purchase of two Estate Agents with 2500 tenancies between them will be very profitable if they have the staff inhouse to manage the new business. Of course, the Landlords will have no contractual obligations to stay with Foxtons and will very quickly jump ship if they aren't happy with Foxtons letting and management. Why would you think they will sell the letting business?

For what it's worth I hate Foxtons and have never bought or sold these shares. However I have owned my own letting agency for 30 years, can confirm I have never made a loss and lettings is pretty bullet proof, and I've bought in this week just because it looks like the change of direction of the Company should go down well with the market.

You're upset because PFC has sunk when I said that you should all sell, it was clear once it dumped hard for 'no reason' that day .. anyway whatever, Foxtons has nothing to do with oil services so to come and troll me here is a bit strange

ANYWAY Foxtons will be at 80p+ by end of year imo

Lamprell has had an offer at 25% below its closing share price ...

Could this happen here at some point ..? You have to ask these questions, companies can go insolvent quickly if execution is not carried out to perfection.....
