Thanks again,

I am trying to re shape my portfolio and DGE, MGGT and FPT are part of my longer term plan. SBRY VLK and dont ask why CSR are some of my recent purchases.

As they used to say "as safe as houses" OR WAS IT BANKS, however we will always have a use for ports and they are not making anymore.

What do you make of the MACD

Re Olympics - Falling raw material/commodity costs and lower fuel costs should help. Additionally, foreign importers will benefit from lower stevedoring costs from the weakening pound.

Much of the high volume cargo that moves through Tilbury is short sea or mid sea liner shipping from Continenral & Med Europe, & Baltic Countries which is securely contracted with minimum volume guarentees. This should help to insulate the business from the worst effects of the Tsunami starting to hit the shipping /ports industry as evidenced by the Baltic Dry Index falling circa 85% since MAY.

imo Past shipping cycles would suggest we have some way to go before the full impact of the downturn hits the bottom line of ports, therefore, i think we are unlikely to see a bottom in the share price before next spring / summer.

For such a solid business the current share price surely represents a good long term buy and hold investment but markets always seem to overshoot on the up and downside and so my gut feeling is that history may repeat itself and offer an ever lower entry point during the next 12 months. Waiting and hoping !

Thanks for that, added this morning FWIW.

Do you think the weak £ may help or not, Olympics maybe.

Downward pressure on SP:

Baltic dry index down 86% since May !

Property premium evaporating.

Takeover premium evaporating.

The current PER of 23 suggests these could fall to £5 and may still look expensive relative to many FTSE 100 companies.

Imports significantly down, which will affect ports activty. Know they are part protected by contracts with floors, as well as Olympics effect, but concerned the net position may ease income

At this price level the yield is about 4.5%. Div and interest are well covered. The way I see it even if there is no increase in divi, quite possible, it's not costing anything to sit and wait. I'm not sure about 2 years (depends on housing market) but the downside is limited - assuming a half sane market!

Ah Well in to- day at the £10.40 mark, that should be the kiss of death.

I see this as along term "2 year " Stock to hold, it is also in couple of my friends professionally managed portfolio's at the £20 mark. I have been waiting for weeks now to take a position and am mystified as to why the share price is so weak. Not going ahead with a development is a plus in these times, ports are still going to be needed, etc etc, anyone with negative a view please....

Gosh! Did you ever think you would see the share price at this level. Perhaps the market suspects B&B may go under. If I was a man with even a shred of courage I would buy a bagful. However.......

Suspect general market, B&B have own issues so chance of buyout looking slim, property woes etc etc

Tilbury seems only bright light.........

5 directors bought a good number of shares each today, after an upbeat trading statement and announcement of an interesting joint venture.

Should help lift the share price back up.

Apparently the european infrastructure division is ring fenced, & is carrying on buying, actually from Scottish companies!!
It does look as if the fall in property will hold up any buyers for the forseeable future, as the property lot are skint.

So it's down to the arabs who can look at the situation long term, or theres always a possibility of a golf course builder coming in.

This gives the management longer to get the planning permissions organised, & to gain from the Olympics.
