Just received through my door in the Scottish Borders a pamphlet from the Brexit Party stating Ben Habib FPO CEO is standing as a candidate. He has of course been quite voluble about Brexit so no doubt not a surprise.

A snippet taken from the I.C. from S.T Indeed, the combination of subsequent valuation gains and property disposals across a number of the funds First Property manages has boosted performance fees earned and prompted house broker Arden Partners to raise its full-year pre-tax profit estimate by 10 per cent to £7.5m. On this basis, expect annual EPS of 4.8p and a 6 per cent hike in the dividend per share to 1.7p. Analysts also edged up their spot net asset value (NAV) to 64.2p per share, rising to 67.4p in March 2020.

I think were safely looking at 70p before results given the current low P/E and good T/S. Topped up again yesterday. Had these since IC first tipped them @ 17p. Nice steady rally now back up. Yeee Haaa!! DYOR and stay lucky

Personally i think it makes sense to deploy the cash into value accretive deals, they have a good track record of doing this and especially given the weighted cost of servicing its debt is around 2.5% and the returns in E Europe for example are north of 9%. Either way this is very undervalued and i expect the discount to NAV to begin to close leading up to results.

I am guessing that if a bunch of fpo assets are now in clients hands as well as big profits they will also be sat on a lot of cash now, maybe with the shares at such a big discount a buyback would make sense or at least a fatter div is ensured....

Indeed. Difficult to see how Habib could be more positive: "First Property Group plc (AIM: FPO), the award winning property fund manager and investor with operations in the UK and Central Europe, is pleased to report that its profit before tax for the year to 31 March is likely to significantly exceed market expectations of GBP6.8 million."

Nice profit beat snuck out at 8.17am! I wonder if the profit beat relates to the Fprop offices mandate, i don’t think the forecast of £6.8m included anything for it. Nice long term story here pity ST is on vacation so not sure we will get a big bounce today so still time to top up, i just did at 50.5p

Significantly higher profits than expected, and aum is flat on hy but a big shift from own funds to clients funds so looks like a chunk of owned assets like these highly leveraged business parks in poland have been on sold to clients at a fat profit ?

rimau1 I appreciate that its more complicated this year, but they should have factored this in and started work on the update a bit earlier. If they tell a shareholder that the update is coming it should be coming. They are guilty of a lazy fob off.

Tyranosaurus, thats a daft lazy throwaway comment. No offense. They quote AUM / FUM during updates and need to know their PBT and PAT and forecasts across all metrics and KPI’s before they update. So yes, it is more complicated this year.

It`s only a trading statement for goodness sake. Not like it`s an annual report or anything that complicated. Gives me no confidence in their accounts department.

Chased for date of trading update release and got this response yesterday:- "Hi, we have not set a date for it but will announce soon, probably next week. The process is more complicated this year due to the deconsolidation of FOP from the Group’s accounts."

stevegrass Thank you for your reply and I think Ben Habib is good choice to have on your side as he is shrewd business man but for me that does alter the fact that the company does not appear's to run with investors in mind the dividend could be improved considerably the 4 directors take approx £2,400.00 in salary and bonuses and approx 50 staff over £10,000.00 I may be wrong with these figures and quite happy to be corrected.
