I have bought back in today. FPO has done well for me in the past and it seems quite reliable. Very good value on most metrics, but as a small company I think this is giving investors some reason for caution and hence the discount.

Investors Chronicle - First Property sell-off buying opportunity Simon Thompson reiterates his buy recommendation, noting “…that investors are being overly cautious in their valuation and assessment of First Property’s future prospects. No new comment from ST - he is on annual leave this week. He last commented on 19/4 following the year end trading statement. He is unlikely to comment further until prelim results have been published imo.

ruling out the really big volume days, yesterday and the last week have been quite high volumes, and generally in small trades, presumably not the way a 14% shareholder would behave. I think shareholders have cottoned on to the fact that H1 was an exceptionally good half, and regardless of whether there is good underlying progress, H2 is not going to look so good. I am unsure if Simon Thompson mentioned the H1 one offs in his write up, I would guess not. 2015 also had a exceptionally high EPS for tax reasons. So this year is going to look like a big EPS decline. IMHO.

My only guess is its something to do with New Pistoia Income - who are circa 14% holder but the latest RNS seems to indicate they are the seller here. Only in March this year they increased from 12% to 14% and 10th January at 10% then the latest RNS states they have dropped their holdings again. See a big sell again today so will look at the RNS to see if its indeed New Pistoia Income is the one's who are selling. Looking at the thread for IND - they have been dumping stock their recently which has been discussed as to why.

No idea why this has pulled back this past few sessions, maybe pistioa selling down a little but makes no sense after confirming trading and valuations are looking good, aum increasing as well on then fund side. I value this as being worth nav + 10p for the asset mgmt co thrown in, if it gets too far ahead of this I lighten up and buy more on dips below, this has been working very well. I think the nav when they next quote it with the year end accounts will be over 50p the asset mgmt company has done a great job replacing the big mandate that rolled off as well as now growing aum at a fast clip, all the deals they do have cash irrs of 20-30% or more with the fees they can also earn, this company will compound up to a pound in value over the next 3 years if they keep on the current path.

Heads up on results to 31st march yearend should be due soon, I think they are going to be very good indeed , the fx will give a big boost this time rather than the losses at the half way point, the key thing here is they quote eurgbp rates used at balance sheet dates but they actually have pln assets with eur debt and income, the loss at the half year was down to adverse eurpln more than anything else, recent moves in the eurpln have been very positive as well as positive eurgbp I think we will get 5p on nav from fx 5p from trading profit and 5p from revaluations , these could be awesome results ! This is a very well run company ....

Some interest in these shares at these levels it seems from one of the big holders: New Pistoia Income In November 15 - 9% New Pistoia Income as of 15th March - above 14% Roughly £2.7M in value over the past few months

Sadly we didn't win the Property Manager of the year award held at the Marriott hotel in London this evening. Whilst we have been discussing exchange rates in earlier posts, we must not forget that FPO use the AVERAGE exchange rate covering the financial period, so not all the currency gains whether income or NAV of our Eastern European properties will reflect sterling's recent sharp decline against the Euro, when our financial year ends on the 31st March. But if sterling remains at this level , the following financial period would also benefit.

"LONDON (Alliance News) - Property fund manager and investor First Property Group PLC said on Wednesday partners in UK Pension Property Portfolio LP, a fund managed by the group, have agreed to extend its life by five years to 2022. First Property Group said the fund, which was due to mature on February 5, 2017, will now mature on February 5, 2022. UK Pension Property Portfolio owns twenty one properties worth around GBP100.0 million and generates a dividend yield of 6.5% per annum for its partners." Along with the income, the NAV will increase as well. which will bring up the copper bottom!

Neen buying some more of these now the price has pulled back, a large chunk of the income is non gbp so so the headwind that had been reducing the excellent results is now going to flatter the next batch of results.... I am sure after they report next week we will get the usual glowing write up by simon thompson in the IC followed by a sharp rise in the shares
