I don't hold anymore but results clearly in line with what was anticipated hence the lack of movement in price. No doubt another poster who I filter will have plenty of negative comments before long.

Profitaker, as you'd expect with accounting there is more than one option for disclosing property valuation. In essence they are:

1/ Cost basis - show an asset at cost less accumulated depreciation/impairments.

2/ Revaluation basis - show an asset at its fair value at the revaluation date less subsequent accumulated depreciation impairment.

Elegant Hotels are using cost basis, hence the property assets on the B/S are less than the CBRE valuation.

Can anyone explain why "The Group's property portfolio was recently valued by CBRE at $249.5 million as at 1 January 2018" and yet on the balance sheet (31st March 2018) Property, plant and equipment is stated as $185.3 million ?

Yes solid results and no signs of the cataclysm that have sometimes been implied on here. Up to date valuation will supports bank debt. Daily rates, revenue per room and occupancy up slightly. Slight hit to profitability from higher costs. Full year forecast remains.

A few points from todays results highlighting the comfortable progress being made:-

The high end hotel market in Barbados appears to be stabilising after several challenging years, and we have a strong pipeline of bookings for the remainder of the financial year.
The Group's advance bookings for the next fiscal year (2018/19) are currently higher than at the same time in the comparative period.

The Group's property portfolio was recently valued by CBRE at $249.5 million as at 1 January 2018. As at 31 March 2018, this equates to an implied net asset value (NAV) of approximately $177.2 million (199 cents, or 143 pence, per share.

An election has been called on May 24th in Barbados. The next government voted in will then be left calling in the IMF to sort out the country's finances

Chief executive officer of the Barbados Hotel and Tourism Association, Rudy Grant, said yesterday while it was still collecting information from membership, the Travel Research Report showed hotel occupancies were "flat"but the operator of three hotel properties on the South Coast said problems with the sewage system had made it a "devastating" and "costly" winter for two of those properties.

Yes that is true, it's south west. I am probably wrong to say it won't affect EHG. The rest of the hotels are west coast though.

On another topic, do you know how USD weakness will affect the balance sheet? I don't know what currency they report in, so I'm not sure if it's good or bad.

The Elegant hotels property called Turtle Beach is on the South coast. In the 2017 Annual report it accounted for 161 rooms and $13.1m in revenues
