28/5/2010 07:33 | EDP interims just out .... I am looking at the balance sheet and wondering just how much their HQ, Beauchief Hall, is worth at current market valuations ? If you look in last years Annual Report you can see it is held at the 1988 historical cost of 2.45m plus capital additions over the years of 4.577m less accumulated depreciation to make a book value of 5.8m .... Last years Rateable Value was 80,500 so capitalising at 5% yield would give it a value of 16.1m and capitalising at a more conservative 7.5% would still give 10.7m. Company mkt-cap is 5.6m with the shares at 45p .... Anyone have any thoughts on this? It looks very cheap. | bigowl88 | |

As the business seems to be on the improve I will be happy to see it through without a buyout though so they had better offer a decent price or NO deal. 08/7/2008 22:11 | I must say that it does seem rather cheeky to try to do a buyout just as the operating business is starting to make real profits as opposed to interest on the bank account propping up the eps !! They know that investors are battered and bruised and may give in to a cheaper take out price. I suspect the share price will slide from here as time goes by and they will take months before any news then try for a 25% uplift on the bombed out price at 65p or thereabouts. | davidosh | |
