What happened to the West Derby Road project?

What happened to Independent Retirement Living and Extra Care? They actually managed to do a presentation for that.

Was that just Geoffrey's research to see which home he was going to live in?

These people don't do interviews. Now why is that?

Fortunately this is only a little mistake but mistake it is.

JV RNS next week or so detailing the developement of two 11kv gas peaking units approx cost of just over £6m with HSKB, Matt Clark of Arlington Energy company.Geoffrey says the road map to 100mc has begun.That is a thirty bagger from here and Geoffrey dosent do cheap talk.Developments to the new look website to follow.

Shukan/trout, they are asking for increased "authority to issue new shares" At the AGM

Why are they asking for this if the plan is to fund the capital requirements through long dated income funds?

Dukemount to anounce the detail of the JV,with the AGM and a podcast to come,but as Geoffrey alluded to he cant make statements without foundation which brings us to the rampy 100mc , Banks do not lend on small deals , however once they see this JV away and funded by debt in this instance the larger ones follow.
So we do know they have other "projects" or at least this what has been said we are at the cusp of a turn around here and Geoffrey is very excited with this JV project despite the blight of Covid, which stopped the go ahead of the Uni deals, they are signed they are communicating with Dukemount just unfortunite timings.

Maybe, however I can't condemn them for not signing University deals over the last 12 months, they are still there but obviously not at the forefront of the Universities' minds.
The difference now is the new CEO and the broadening of the type of deals being worked on.
Time will tell as it does in any investment, good luck with your own investments.

I admire your confidence trout. I bought 3 million DKE in 2017 based on the logic you post, but nothing happened. The theory was there but in practice the company did two tiny local authority developments and all the ideas about working with universities etc came to nothing. I did OK having bought at about 0.4p and sold at over 1p on the recent spike, but I have no confidence in the company. I suspect that it will be more talk, good intentions, leading to......nothing.
There are much better punts around.

DKE are the middlemen, they have long dated income clients (funds that require to invest for solid income over a long period (25-50 yrs). Their choice in this low interest environment is small, so property is one of the best solutions. These are funds though so they don't want to have to go through the process of planning, building and finding a long term tenant. DKE do this for them, they bring the finance, developers and end users together in a deal that they profit from.
DKE doesn't fund the builds, the funds do, DKE oversees the deal and then the construction and finally the handover to the tenant. The tenant will have signed a deal with the funds to lease the property for a long period (say 25 yrs), fund get's it's income flow and an asset, DKE get paid for brokering the deal, overseeing the construction and handover.
The new CEO worked for an American Billionaire, brokering these type of deals for the American's private office. Basically making the Billionaire's money work better, in his time he oversaw projects in the Hotels and Hospitality, Education and Goods Distribution areas. Building these projects and then having a long term income from them, the Government did it here, with hospitals and schools, they called it PPI, this is a similar thing in the private sector.
DKE has many deals being looked at and some will be of far higher value than this recent one, however the DKE model hasn't been explained to the market very well, which has led to where it is (many people like you thinking where are they going to get £6.25m from when it's market cap is £3m?). The lack of understanding by the market does present an opportunity, because as it becomes clearer DKE have letters of intent for funding projects well into 9 figures the penny will drop.
Deals are being looked at in lots of areas and can range from building a new project from scratch to a sale and leaseback of a building/s.
Understand the reticence to get involved and why some have used the recent spike to bail out, but just wanted to explain the model (something which the Company should be doing themselves).

I'm still waiting to hear were the money is from the first two deals.

Talk by the management of building a 100m market cap was to keep punters interested so they
can off load their shares.


To many red flags but will keep it on my watch list.

Dan has held his hands up on MRS. He got it wrong and knows it. A lot of us thought there was a future there . Dke very different. New ceo seems to be changing things under the bonnet and as investors we need to know whether it's a Tesla or reliant robin

Thanks for sharing. I think if I had a large amount I would do the same. I only have enough that I could afford to lose and have been waiting to see how the company develops before I added.

I admit I traded a few times and have made small profits each time.

Being relatively new to DKE I wasn't pulled in by the university story. I think the model has worked to a small extent but the large deal hasn't materialised. I'm actually quite fascinated by the model and it could be quite lucrative.

Let's see if this one works because the question now for me is:- has it been bad management or bad luck?

Yes maybe, but the first model didn't work, so why should this model work if it's similar?
I was with DKE for several years - I bought 3 million at 0.42p in 2017 and waited patiently. I've sold out at a reasonable profit (last tranche of 500,000 this morning), but none of the original aims and expectations were met. RNS's were few and far between.
My forecast is that once again there will be little activity and very little news and the share price will drift back to 0.8p. But of course I might be completely wrong!
