DKE been weighed down by an iceberg sell order of 5m for last couple of weeks, it looks like that has just been finished off, with today's buying (delayed buys still to go through), so let's see this move back up from here!

Well of course there's no profit from West Derby Road, they haven't even handed it over yet. They're still trying to find a housing association. Anyway it was post year end.

I was expecting the profit from Wavertree, That's why I stated the profit was lower than I expected.

There was 64k profit. So where's that come from?

I notice from the full year results they will be getting 234k+ per annum from West Derby Road and £168,740+ from Wavertree.

So future results will have about 400k pa with no costs so straight to the bottom line. That's providing they find a taker for WDR.

Nice recovery.

From the revenue it looked like it might be a little bit over 1m. Profit was a little lower than I expected but we will be earning annually from Wavertree now which will add to profit since there will be no future costs. Have I got this right?

Just catching up on yesterday's results announcement.

"...based on the model that we have successfully deployed at Wavertree and West Derby Road."

Successfully deployed model at West Derby Road?

It's not successful until the building is handed over to the project funder and Housing Association.

There's a great model here but I wish these boys would get real!

I can't seem to be able to tell with this company. Some days very few trades then others like today where there are several big buys.

I share your concern, Ivor. There are questions to be asked but you have to go through Walbrook. They don't seem to like giving interviews. Perhaps that'll change once a deal is announced.

It moves both up and down on tiny deals. At the moment it's up 14% on just a few thousand pounds of deals, and it can go the opposite way on less, so until there is some real news about actual projects, the share price is going to jump about. But the question remains - what is DKE actually planning? Will there be a join development with a medical faculty at a uni? Will there be a further project with a local council? How will an income stream be established rather than just development fees?
We need some clarity
