23/10/2020 18:58 | Ged5, Wavertree and West Derby are typical of the smaller deals but the bread and butter deals they will be doing, they are looking at other deals that are in different areas and range from medium to large deal size. The Uni ones were the ones that people historically have been waiting for, COVID has meant Unis are busy fire fighting the pandemic and so there will be a wait on that front. However the new CEO has come with a background of deal making in different areas and of larger sizes. A bit of patience, but I believe when the penny drops the market will take note and start to re-rate the Company. | troutisout | |

23/10/2020 09:54 | I'm not sure about University projects. I'm new to this company. I was attracted to the business model of selling property for a small profit and then having a regular income. I must say though, the report was one of the most boring, unenlightening set of results. I think everyone must have dropped off reading them! Let's hope it's a case of getting poor historical results out of the way on a dreary Friday morning. Wavertree was post end of year, as was the placing in May so more regular income plus the profit. Hopefully we'll hear about West Derby very shortly. I was told the building (it looks very good) would be completed this coming Monday. | ged5 | |

That's when he went on to tell me he was hoping his firm (John Hopkins Construction on his helmet) would get the contract. So not sure about the University. 13/10/2020 15:11 | I had to take my wife to hospital today to have stitches taken out after a recent minor injury. While waiting I took the opportunity to look at the building at West Derby which was about another seven miles down the road. As I drove past I felt a sense of alarm not seeing any workers and an idle JCB outside. Having parked up I walked back to the building and was relieved to see several workers busy. I asked when would the building be completed. I was pleased to be told completion would be a week on Monday. I'm not sure who would take over the building but the builder did tell me that Dukemount were pleased with the work and he was hoping they would be used for a third property in Liverpool which he'd heard was in the pipeline. As I was leaving I commented how good the building looked from the outside. I was told all seventeen apartments looked really good inside as well! | ged5 | |
12/10/2020 09:59 | The business model is interesting and original, but has obviously been thrown off course by Covid. The plan to expand into universities building care homes on campuses which have nursing training is shrewd, but I imagine that university staff are fully occupied with Covid issues, including infection amongst students, social distancing, lockdowns and have no time or money to engage with Dukemount over their plans. So I imagine everything is on hold. Geoffrey Dart recently wrote: During the last 3 months it has been challenging and we are being very mindful of the fact that the start of the new education year, and the continued uncertainty of COVID-19, are foremost in all universities thoughts with regards to the safety of their students. As we have mentioned previously, there is a real appetite within the university sector for development of classrooms and student accommodation and I look forward to updating shareholders at the appropriate time. So sadly I expect no news other than from the existing projects. Dukemount has very few financial commitments and these should be covered by profits from the two existing developments, so they can 'hibernate' and weather the storm. They have a new CEO Matthew Thompson who has a good track record, but I suspect we will have to wait until the Covid crisis is over before the share move forward, and it could be a long wait. | ivor hunch |
