well....it feels like DKE is on the cusp of something....lets hope it is not a precipice

So far, all the markets have been is the theoretical identifying of the space - marking out the potential grounds for optimism...

The model remains unproven...so far

And business takes time and when there are moving parts between developers, housing associations, institutions etc, the BOD do not control their own destiny....imagine if one of your proto-partners only signs contracts on 2 days each week...could be a bit frustrating at times

The thing is, there is often much more hidden than has yet been revealed. Perhaps that will prove to be the case here

The business idea is novel. The business case is compelling IF the BOD can get traction and start delivering...

The positive here is...the relatively small number of shares out there; 41% of which are held by insiders and a commitment not to come back to retail for continuous refinancing & dilution

if you take like this... a lot of us are in this long long term but at these levels when the news of confirmed 2nd Deal drops there will be an immediate reward for most punters who can buy and hold for a few weeks.. the thing is will they try to make their money work for 4 or 5 weeks before the come back here first

I hear you Mkt Mstr!! As I said, I have met the management of this co a few times; they are genuine industry pros and seem to want to do business the right way. The issue may be that as a company that doesn't want to make a song and dance about every tiny step forward they will stay under the radar for too long.
That management want to use this vehicle to pay themselves and other shareholder dividends hopefully means the future will be bright, but as with all illiquid smaller companies, promises and delivery are not always the same..I just hope that my gut feel is right on this one.

No idea Arthur, but he probably has more insight of DKE than your average punter. No one spends £100,000 buying into such a small company without some solid data.

This deal, like many property transactions (especially ones involving planning AND local authority sign-off)is taking much longer than anticipated, but its clear they are moving forward with their plans to only buy proper assets that will be enhancing and add real value.
The management are the biggest owners of this company and their goals are aligned with other shareholders; ie to create growth without risking the world.
Share price reaction appears to be disappointment that the news flow is so irregular; I agree that the company needs to do more to tell their story and keep shareholders informed.
However, I still feel they are making progress and will be adding more gently as having met the management on a number of occasions I am cautiously optimistic about the future.

Unfortunately, those who pumped it, are quietly dumping to during the price down. They will thrn quietly buy, as they did last cycle, and once they've bought, they will pump it again on twitter, to create a fast rise on an illiquid stock.

For what its worth, today;s RNS clearly is not the breakthrough we all are waiting for, but having worked in commercial property for a decade and now have involvement with Local Authorities and care providers, the wheels turn at a much slower pace than many other industries.
I have never promised multiple share price targets in short time periods, but the management team are hugely experienced, have a vested interest in making this work, and will push this company forward.
I will await the "real" news before I comment again...good luck to all
