A partial buyback of stock would reduce liquidity excessively. The company would have to go completely private, which I believe is unlikely.

Konrad - agreed, QE has muddied the water regarding the usual cycle; so yes, agreed, property valuations remain low IMO, especially in the regions where 7%/8% yields are still commonplace. This has to be compared with today's average debt cost of 3.25% on long maturity.

This means that pension funds, especially local council pension funds, will continue to ratchet up their underweight positions.

That means buy into the high-yielding regional property plays such as AEWL, AEWU, EPIC, HCFT, RLE, RGL etcetcetc

Just keep an eye on the CP+ thread, as in my link above...

SKYSHIP, I think calling the cycle is very relevant. Where are we on the cycle?

I think because of low interest rates this cycle will last a while longer (don't bet the ranch on that one).

What has changed and continues to change profoundly is retail. This is new.

It's daja vu all over again accept for retail.

Introducing a larger share buyback mechanism to minimise the discount and aid liquidity, may be too radical for Mr Freshwater.
That is why the discount is 50%.

As usual with this share, just when you think ,ok looking forwards to the WE. Somebody sells £380k worth and the price is severely marked down.

long 2 or 3 gold miners and a few others and pieces
bit patchy last few days and not liking the drop in STCM, it goes XD tomorrow so see how it fairs

retsius - certainly is. Surely well past the time when you should move to a better, higher yielding propco.

I would recommend AEWL, EPIC, HCFT....or still RGL, though I did top-slice there quite recently (up 20%YTD!)

Erog, I would not argue with much of that. A valuation is only a valuation - an opinion of a surveyor (the dim profession as I call it and I am one!).

I think that you really have a two tier market, the Uber prime and the rest.

Daejan has a couple of Uber prime assets however much of the rest is well not Uber prime.

The good think is the tenanted (regulated tenanies) in the U.K. many London, as these have a sorted of built in reversion when a tenant croaks. They also produce a reasonable yield due to these rents gradually being reviewed and creeping up to nearer open market rents.

I have watched these fellows leave flats empty for years (it might be Freshwater their private company) however I have seen it with my own eyes. They sometimes do strange things.

As I proved previously here, looking at returns over the last eleven years a quoted company like Shaftesbury would have been a better bet in the listed property sector.

I would guess the management at Daejan think eleven years a very short time in which to compare returns!

Enjoy the countryside which will stand you in good stead due to the poor air quality in cities currently.

Interesting comments.

The one ray of sunshine here and has not been commented on is the American assets.
Daejan have been accumulating property there for several years.
One has just got to check the current exchange rate of the £ against the $ to realise how much the assets will have appreciated in the last year alone.
I believe the exchange rate in the last accounts was $1:40 to the £, but this would have to be checked. At the moment as you know it is $1:27 to the £.

Ergo, I am a non-practicing (thank God!) chartered valuation surveyor. I know who values for Daejan and mark my words the valuations are conservative.

Erog, sorry I think you are stone wrong. Daejan NAV has increased, British Land down 6.4%. I think Land Sec. is similar. Fake News!
