I would rather monies were invested in the business than paid out in divvies. For some time this Board has been 'dead'apart from TTTE and myself. It would be useful if you could explain the 'agenda' of the family. If you go back to 1980 when the present chairman was appointed, NAV has since grown from 134p to £103 per share, while the dividend has advanced from 3.5p to 98p per share. Despite various recessions and sector downturns during that time, DJAN has not suffered any disasters that have necessitated a dividend cut or a rights issue. Contrast that performance to many other quoted property companies. It seems to me that, if there is an 'agenda', it is delivering long-term reliable and conservative growth. I guess that approach is why the family members and connected parties continue to hold 80% of the stock. I mean, why would they sell given what they have achieved to date? The low yield is partly a function of DJAN re-investing cash into new long-term projects, where greater revenue may not be immediately forthcoming, and holding a not insignificant portfolio of regulated-tenancy properties, from which revenue is relatively minimal (until the property loses its regulated status). Also, the 10x cover is based on earnings that are substantially influenced by positive valuation gains. Such gains are recorded only on paper, so can't be used to fund a payout. Dividend cover was about 3x excluding the £145m valuation gains for 2017. | tmfmayn | |

As I stated on the RLE thread a few days ago - DJAN has been a VALUE trap ever since I can remember - certainly back into the early 70s! The problem is that the family control c85%; and their agenda is totally different to that of the rump outside shareholders. Strewth, they pay the directors more than they pay outsiders in dividends. A 1.7% yield covered 10x. Directors prefer the income accrues in the Company as they are in effect managing their personal pension fund. The NAV discount over the years has traded in the wide range of 20%-60%. Currently at 40%. If you get lucky these can be traded; but don't hold as a long-term investment - the yield screws you... | skyship | |
