Very nice to comment that the closing price has been revised............... Upwards!

Boom! Up £3.40!

Biggest rise for over a year, despite two hefty sells towards the close.
Why sell in a rising market?

Our resident seller I hope has stopped/sold his stock.....I hope.
He must be raging as the share price has risen strongly for the past two weeks reversing the downward trend for the past 16 months.
Boom time today!( maybe revise that after 4:35pm ?!)

Still got this seller with an UT at the close. I wish he would disappear.
Now at 46.6% discount to NAV.
Seat belts firmly fastened as th share price has moved one way for 15 months.

Well I guess next update in mid-July. Hard keeping interest in this stock. Probably NAV will increase although US dollar strength will be a headwind. Brexit risk is there but hard to know how that will play out. Long-term I like Daejan but it is a frustrating company!!

Nice to hear your measured reason once more.
Djan still has held up reasonably well during this market meltdown.
No wonder, as 'we 'have had' our 'own market meltdown for 13 months!

retsius - looks like I didn't sell a the low!!! A stock for the very patient. Next results some time away I think. Long-term Daejan should do ok it just seems to me that there are more exciting, and better performing, stories out there.

I must say that I have enjoyed reading the many articles posted in the last few days, very illuminating. Of course the NAV is a huge solid backing for the stock. I would rather monies were invested in the business than paid out in divvies.
For some time this Board has been 'dead'apart from TTTE and myself. I have a feeling we are going to be moving northwards after a decline over the past twelve months.
No real reason but we shall see....

I believe there have been times when this stock traded at 90% of book value, so there is hope that could happen again.

"The problem is that the family control c85%; and their agenda is totally different to that of the rump outside shareholders."

It would be useful if you could explain the 'agenda' of the family.

If you go back to 1980 when the present chairman was appointed, NAV has since grown from 134p to £103 per share, while the dividend has advanced from 3.5p to 98p per share.

Despite various recessions and sector downturns during that time, DJAN has not suffered any disasters that have necessitated a dividend cut or a rights issue. Contrast that performance to many other quoted property companies.

It seems to me that, if there is an 'agenda', it is delivering long-term reliable and conservative growth. I guess that approach is why the family members and connected parties continue to hold 80% of the stock. I mean, why would they sell given what they have achieved to date?

The low yield is partly a function of DJAN re-investing cash into new long-term projects, where greater revenue may not be immediately forthcoming, and holding a not insignificant portfolio of regulated-tenancy properties, from which revenue is relatively minimal (until the property loses its regulated status).

Also, the 10x cover is based on earnings that are substantially influenced by positive valuation gains. Such gains are recorded only on paper, so can't be used to fund a payout. Dividend cover was about 3x excluding the £145m valuation gains for 2017.

TV - "It’s one to buy and collect the dividends revisiting once or twice a year. Very confident long term on this"

Have to take issue with you on that. As I stated on the RLE thread a few days ago - DJAN has been a VALUE trap ever since I can remember - certainly back into the early 70s! The problem is that the family control c85%; and their agenda is totally different to that of the rump outside shareholders. Strewth, they pay the directors more than they pay outsiders in dividends. A 1.7% yield covered 10x. Directors prefer the income accrues in the Company as they are in effect managing their personal pension fund. The NAV discount over the years has traded in the wide range of 20%-60%. Currently at 40%.

If you get lucky these can be traded; but don't hold as a long-term investment - the yield screws you...

This has never been a share to trade. It’s one to buy and collect the dividends revisiting once or twice a year. Very confident long term on this.

i wondered whether you used direct market access platform to buy/sell
these mean you can trade in auction
in other words you be part of the UT trade you see listed under trades
DJAN looks quite volatile in these trades so it could be interesting to trade these
